Rev. Stat. §76 -201): The Northwest Quarter (NWk) of Section Eleven (11), in Town- ship Twelve (12), North, Range Ten (10), West of the 6th P.M., in Hall County, Nebraska; except a part of the South- west Quarter of the Northwest Quarter (SW-4NW4) of Section Eleven (11), in Township Twelve (12) North, Range Ten (10), West of the 6th P.M., in Hall County, Nebraska, more parti- cularly described as follows, to -wit: Commencing at the southwest corner of said NW4; thence running North 190 feet; thence running East 344 feet; thence running South 190 feet to the South line of said section; and thence running West to the point of beginning, which was deeded to the Loup River Public Power District on November 19, 1962, and was duly recorded in Book 140, of Deeds, at Page 441, in the Office of the Register of Deeds, Hall County, Nebraska. GRANTOR covenants (jointly and severally, if more than one) that GRANTOR is lawfully seized of such real estate and that it is free from encumbrances except those of record; and GRANTOR has legal power and lawful authority to convey the same; and GRANTOR warrants and will defend title to the real estate against the lawful claims of all persons.
