TRUSTEE'S DEED UPON SALE 87-101706
<br />Mary Kay Pryor, Trustee, does hereby grant and convey
<br />without any covenant or warranty, express or implied, to the
<br />Administrator of Veterans Affairs, his successors and assigns,
<br />(hereinafter called "Grantee ") the following described property:
<br />Lot Seven (7), in Block Four (4), Olde Mill Subdivi-
<br />sion, City of Grand Island, Hall County, Nebraska,
<br />together with all the hereditaments and appurtenances thereunto
<br />belonging.
<br />To have and to hold the above- described property unto
<br />the Grantee, its successors and assigns.
<br />This conveyance is made pursuant to the powers con-
<br />ferred upon said Trustee by that certain Deed of Trust dated June
<br />30, 1983, executed by Roderick De Maranville, a single person, as
<br />Trustor, to Stewart Title Guaranty Company, as Trustee, and
<br />Superior Mortgage, Inc., as Beneficiary, recorded July 1, 1983,
<br />in the office of the Register of Deeds of Hall County, Nebraska,
<br />as Document Number 83- 003534 of the Mortgage Records, to secure
<br />payment of one certain promissory note in the original sum of
<br />$48,300.00, and interest, as therein provided.
<br />On July 5, 1983, Superior Mortgage, Inc., duly executed
<br />a written assignment of the Deed of Trust to Norwest Mortgage,
<br />Inc., in regular course of business and for a valuable considera-
<br />tion, which assignment of Deed of Trust was recorded in the
<br />office of the Register of Deeds for Hall County, Nebraska, on
<br />October 7, 1983, as Document Number 83- 005392.
<br />On February 28, 1985, Norwest Mortgage, Inc., executed
<br />an assignment of Trust Deed assigning said Deed of Trust to the
<br />Lomas & Nettleton Company, in the regular course of business and
<br />for a valuable consideration, which assignment of Deed of Trust
<br />wan recorded in the office of the Register of Deeds for Hall
<br />County, Nebraska, on September 3, 1985, at Document Number
<br />85- 004258.
<br />On October 1, 1986, the Lomas & Nettleton Company, duly
<br />executed a Substitution of Trustee, removing Stewart Title
<br />Guaranty Company as original trustee and appointing Mary Kay
<br />Pryor as successor trustee, which substitution of trustee was
<br />recorded in the office of Register of Deeds for Hall County,
<br />Nebraska, on October 20, 1986, at Document Number 86- 105932.
<br />Said notice of Substitution of Trustee was sent by certified mail
<br />to all interested parties on October 10, 1985.
<br />Default has occurred under the terms of said Deed of
<br />Trust and the obligations secured thereby, as more particularly
<br />set forth in the Notice of Default recorded on November 3, 1986,
<br />in the office of the Register of Deeds for Hall County, Nebraska,
<br />as Document Number 86- 106299.
<br />On November 4, 1986, copies of the Notice of Default,
<br />with the recording data shown thereon, were mailed to the
<br />Trustor, and all other interested parties by certified mail,
<br />return receipt requested, postage prepaid, to the addresses shown
<br />in the Affidavit recorded on November 7, 1986, in the office of
<br />the Register of Deeds for Hall County, Nebraska, as Document No.
<br />86- 106432.
<br />After the lapse of not less than one (1) month, Mary
<br />Kay Pryor, Trustee, in consequence of the Notice of Default, and
<br />in compliance with the terms of the Deed of Trust did execute a
<br />Notice of Trustee's Sale, stating that the above- described
<br />property would be sold at public auction to the highest bidder
<br />for cash in the basement of the Hall County Courthouse, Hall
<br />County, Grand Island, Nebraska on the 27th day of February, 1987,
