HOME OWNERS AGREEMENT 84 `001147 87-- 1011178 1. Garage doors are to be kept closed at all times; except when in use. 2. Mailbox doors are to be kept closed. 3. Weeds, low shrubs and rock areas close to the house are to kept up by by the owner or resident. Shrubs are to be trimmed uaiformially. If not, they will be done and the owners or resident will be billed accordingly. 4. Painting is the responsibility of each homeowner according to the color scheme as established by the architectural committee, and anything not in good working order or appearance is to be promptly corrected. If not, it will be done and the property owner we be assessed the cost. 5. All building or additions are to be okayed by the architectural committee, and any common ground or yard repair needed and caused by construction of said homeowner is at his expense. 6. Boats, trailers, campers and other vehicles are not to be left parked for any length of time in the parking areas. 7. No playground equipment or day after day activities are to be held on the common ground. 8. Garbage cans, toys, hoses or any nuisances are not to be left on driveways or lawns. Garbage cans are to be put out after dark only; the night before garbage pick -up. If the resident is not home to put the garbage cans in the garage right after pick -up, they should use plastic bags. 9. No clothes lines, clothes or bedding is to be hanging in visual areas. 10. House pets are to be confined to owners immediate property =. Pets should be leashed,chained or tended to at all times. Droppings are to be picked up by the owner. 11. Renting or selling to anyone with children under 16 years of age is discouraged. 12. Yard lights are to go on at dusk and remain on until dawn. 33 The annual meeting will be held before the first week of December. At this time, four(4) board members will be elected for the coming year. The board members will select the officers and appoint committees. 14. Roberts' Rules of Order will apply: Majority of members rule. One(1) vote per developed lot. 15. Homeowners fees are based according to the homes' square footage, to cover insurance. Other covered expenditures are shared equally; that is common groom upkeep. snow removal, electricity and all mowing and fertilizing. 16. Fees cannot be raised more than 5z in any one given year unless a majority vote approves. Assessments may be made for special improvements, such as painting. 17. Insurance contracts are made by bids approved by the board. Each Town Rome owner will be provided with a valuation guarantee. 18.
