a <br />03 -18 -87 RECORDERS MEMO: <br />Reg. of Deeds <br />RIVERSIDE ESTATES OWNERS ASSOCIATION 87�-� 101671 <br />HOME OWNERS AGREEMENT O <br />1. Garage doors and mail box doors are to be kept closed at all times; <br />except when in use. <br />2. Weeds, low shrubs and rock areas close to the house.are to be kept up <br />by the owner or resident. Shrubs are to be trimmed uniformly. If <br />not, they will be done and the owners or resident will be billed <br />accordingly. <br />3. Painting is the responsibility of each homeowner according to the color <br />scheme as established by the architectural committee, and anything not <br />in good working order or appearance is to be promptly corrected. If not, <br />it will be done and the property owner will be assessed the cost. <br />4. All building or additions are to be okayed by the architectural committee, <br />and any common ground or yard repair needed and caused by construction of <br />said homeowner is at his expense. <br />5. Boats, trailers, campers and other vehicles are not to be left parked for <br />any length of time in the parking areas. <br />6. No playground equipment or day - after -day activities are to be held on the <br />common ground. <br />7. Garbage cans, toys, hoses or any nuisances are not to be left on driveways <br />or lawns. Garbage cans are to be put out after dark only; the night before <br />garbage pick -up. If the resident is not home to put the garbage cans in the <br />garage right after pick -up, they should use plastic bags. <br />8. No clothes lines, clothes or bedding is to be hanging in visual areas. <br />9. House pets are to be confined to owners immediate property. Pets should <br />be leashed, chained or tended to at all times. Droppings are to be picked <br />up by the owner. <br />10. Children under 16 years of age are not allowed as regular residents. <br />Current residents as of the date of this revision accepted. <br />11. Yard lights are to go on at dusk and remain on until dawn. <br />12. The annual meeting will be held before the first week of November. At this <br />time, four (4) board members will be elected for the coming year. The board <br />members will select the officers and appoint committees. <br />13. Roberts' Rules of Orden will apply: Majority of members rule: One {ii <br />vote per developed lot. <br />14. Homeowners fees are based according to the homes' square footage, to cover <br />insurance. Other covered expenditures are shared equally; that is common <br />ground up -keep, snow removal, electricity and all mowing and fertilizing. <br />15. Fees cannot be raised core than 5% in any one giver, year unless a majority <br />vote approves. Assessments may be made for special improvements, such <br />as painting. <br />16. Insurance contracts are made by bids approved by the board. Each Town <br />Home owner will be provided with a valuation guarantee. <br />17. Voting privileges are restricted to paid -up association fee members only. <br />18. Activities involving the use of the Associations common areas will be held <br />only with the approval of the board of directors. <br />[ �4 <br />
