�-- 87-- 100600 Prior Mortgage <br />X�.YXS Rider <br />THIS RIDER modifies and supplements the Deed of Trust to which it is attached ( "Deed of Trust') and the terms hereof shall <br />prevail over all conflicts and inconsistencies contained in said Deed of Trust. <br />7. Brenden <br />(hereinafter called the "Prior Mortgage ") and all representations, covenants and warranties of Trustor made in the Deed <br />of Trust are hereby modified to the extent necessary to provide for such Prior Mortgage. <br />2. To the extent the Prior Mortgage shall require the payment of, and for so long as Trustor shall pay to the holder of the Prior <br />Mortgage, funds for the payment of taxes, assessments, insurance premiums and ground rents. Beneficiary hereby <br />waives its right to collect the same. <br />3. All original insurance policies, tax statements and other documents and instruments which are to be delivered to Trustee <br />and /or Beneficiary pursuant to the terms of the Deed of Trust are. to the extent the Prior Mortgage requires otherwise, <br />modified to permit the possession thereof by the holder of the Prior Mortgage, provided however, Trustor shall furnish <br />copies of all such insurance policies. tax statements and other documents and instruments to Trustee or Beneficiary, as <br />the case may be. <br />4. if Trustor shall default in any of the terms. conditions or provisions of the Prior Mortgage. or in the instruments of <br />indebtedness secured thereby, or if any proceeding or action shall be commenced to foreclose the Prior Mortgage, any <br />or all of the above shall constitute an Event of Default as defined in the Deed of Trust. <br />5. Beneficiary, at its option. may cure any default of Trustor in any of the terms, conditions or provisions of the Prior <br />Mortgage, or in the instruments of indebtedness secured thereby, and all amounts advanced by. and other expenses ot, <br />Beneficiary in curing such default, together with interest thereon at the default rate, if any, set forth in the ,Note, or <br />otherwise at the highest rate permitted by law, shall constitute a part of the indebtedness secured by the Deed of Trust <br />and shall be due and payable by Trustor to Beneficiary upon demand. <br />6. Trustor does hereby assign and convey to Beneficiary, all of Trustor's rights. titles and interests in and to the <br />Prior Mortgage. <br />7.
