87-- 100528 <br />5. Drainaae. The Subdivider agrees to grade the lots of <br />the subdivision so that the majority of the storm water drains to <br />the drainage system within the Grand Island Mall Subdivision and <br />in a manner approved by the City's Director of Public Works. <br />6. Access. Access to all lots in the subdivision shall be <br />limited to and in conformance with the Commercial Development <br />Plan, No. C- 12- 83 -GI, on file with the Regional Planning <br />Commission. <br />7. Traffic Control. Grand Island Mall, Ltd., agrees to <br />participate in any required placement of a traffic signal on <br />State Street at the access point from the Grand Island Mall in <br />alignment with Overland Drive entering State Street from <br />Conestoga Mall. "Required Placement" shall occur at such time <br />that traffic movements at said point warrants a traffic signal in <br />accordance with the Manual of Uniform Traffic Control Devices for <br />Streets & Highways, Part IV- Signals, Section C - Warrants, and <br />the City shall determine to proceed with such installation. <br />Participation shall mean financial contribution to the City of <br />Grand Island equal to fifty (50) percent of the total installa- <br />tion cost of the traffic signal. <br />8. Landscaping. The Subdivider agrees to landscape an <br />area averaging thirty feet in width adjacent to Webb Road and <br />U.S. Highway 281, and an area averaging twenty -three feet in <br />width adjacent to State Street.
