<br />SURVIVORSHIP WARRANTY DEED
<br />
<br />SHANE T. PURDY AND SUSAN M. PURDY, husband and wife, each in
<br />his and her own right and as spous~ of the ether, herein called
<br />the Grantors, in consideration of FIVE THOUSAND AND NO/100
<br />DOLLARS ($5,000.00) received from Grantees, do grant, bargain,
<br />sell, convey and confirm unto VIRGIL E. BERNEY AND LINDA M.
<br />BERNEY, husband and wife, as joint tenants with right of
<br />survivorship and not as tenants in common, herein called the
<br />Grantees, the following described real estate in Hall County,
<br />Nebraska:

<br />A tract of land comprising a part of the Northeast
<br />Quarter of the Northeast Quarter (NE~NE~) of Section
<br />Thirteen (13), Township Eleven (11) North, Range Nine
<br />(9), West of the 6th P.M. in Hall County, Nebraska,
<br />more particularly described as follows: Beginning at a
<br />point on the east line of said Section Thirteen (13),
<br />said point being 143.15 feet north of the southeast
<br />corner of said Northeast Quarter of the Northeast
<br />Quarter (NE~NE~); thence northerly along the east line
<br />of said Section Thirteen (13), a distance of 160.0
<br />feet; thence deflecting left 90005' and running
<br />westerly, a distance of 79.0 feet; thence deflecting
<br />left 73045'30" and running southwesterly a distance of
<br />166.65 feet, to a corner on the northerly line of Lot
<br />SEven (7), lri.dden Lakes Subdivision Nu~ber Thr~e;
<br />thence easterly along the northerly line of said Lot
<br />Seven (7), and this line extended, a distance of 125.45
<br />feet to the place of beginning and containing 0.375
<br />acres more or less; subject to all provisions of the
<br />Agreement for Protective Covenants, Restrictions and
<br />Conditions for Hidden Lakes Subdivision Number Four
<br />located in Hall County, Nebraska, recorded as Doc. 78-
<br />006154.

<br />TO HAVE AND TO HOLD the above described premises together
<br />with all tenements, hereditaments and appurtenances thereto
<br />belonging unto the Grantees and to their assigns, or to the heirs
