<br />TRUSTEE'S DEED
<br />
<br />KNOW ALL MEN BY THESE PRESENTS that GREGORY L. GALLES, is the /0. 50
<br />Successor Trustee under a Deed of Trust made and entered into on or about April 18, 2005, by and
<br />between ADRIAN CASTRO, a single person, Trustor, and COMMERCIAL FEDERAL BANK,
<br />A FEDERAL SAVINGS BANK, Trustee, MORTGAGE ELECTRONIC REGISTRATION
<br />SYSTEMS, INC. as Nominee for Major Mortgage, Beneficiary. Said Deed of Trust was recorded
<br />on April 18, 2005 as Instrument No. 2005-03416 of the Mortgage Records of Hall County, Nebraska.
<br />Said Deed of Trust having been assigned by virtue of an Assignment dated October 5, 2007 to U.S.
<br />BANK, N.A., and which was filed for record on October 22,2007 as Instrument No. 2007-09048 of
<br />the Mortgage Records of Hall County, Nebraska. GREGORY L. GALLES was appointed
<br />Successor Trustee by virtue of a Substitution of Trustee dated October 31, 2007, and recorded
<br />November 19, 2007, as Instrument No. 2007-09823 in the Office of the Register of Deeds for Hall
<br />County, Nebraska. GREGORY L. GALLES, Grantor, in consideration of the sum of Eighty-Seven
<br />Thousand Thirty and 12/1 00 ($87,030.12) and other good and valuable consideration received from
<br />U.S. BANK, N.A., does hereby grant, bargain, sell, convey and confinn unto U.S. BANK, N.A.,
<br />(hereinafter "Grantee" where appropriate), the following-described real property in Hall County,
<br />Nebraska, to wit:

<br />The Northerly Eighty-Two and Nine Tenths Feet (82.9') of Lot One (1) in
<br />Block Four (4) of Win dolph's Addition to the City of Grand Island, Hall
<br />County, Nebraska.
<br />
<br />to have and to hold the above-described premises together with all tenements, hereditaments and
<br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns forever.
<br />Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br />
<br />1. That ADRIAN CASTRO, as Trustor, failed to pay to Beneficiary payments which were
<br />contractually due, and the Grantor, at the request of the Beneficiary, elected to declare the
<br />entire unpaid principal balance, together with interest thereon at once immediately due and
<br />payable.
<br />
<br />2. That a Notice of Default as required by S 76-1006 was filed by Grantor on November 19,
<br />2007, as Instrument No. 2007-09824 of the Miscellaneous Records in the office of the
<br />Register of Deeds of Hall County, Nebraska. A copy of said Notice of Default was thereafter
<br />mailed to all parties entitled to notice, pursuant to said Deed of Trust and in compliance with
<br />S 76-1008, R.R.S. Nebraska.

<br />3. That the Trustor failed to cure the default referenced in the Notice of Default within 30 days
<br />after filing ofthe Notice of Default.
<br />
<br />4. That a Notice of Trustee's Sale was filed by Grantor on January 10,2008, as Instrument No.
<br />2008-00215 of the Miscellaneous Records in the office of the Register of Deeds of Hall
<br />County, Nebraska. A copy of said Notice of the time and place of the sale was thereafter
<br />mailed to all parties entitled to notice pursuant to said Deed of Trust and in compliance with
<br />S 76-1008, R.R.S. Nebraska.

<br />5. That Grantor as required by S 76-1007 published a Notice of Trustee's Sale to be held on
<br />February 20, 2008, at 10:00 a.m. in the lower lobby of the Hall County Courthouse, III
<br />West First Street, Grand Island, Nebraska. Said Notice was published in The Grand Island
<br />Independent, a legal newspaper of Grand Island, Hall County, Nebraska, once a week for five
<br />
