RILEY and KAREN M. RILEY, husband and wife, <br />conveys to GRANTEES, as joint tenants and not as tenants in common, the following described <br />real estate (as defined in Neb. Rev. Stat. 76-201): <br /> <br />Lot One (i), Block Twenty-four (24), Russel Wheeler's Addition to the City of Grand Island, <br />Hall County, Nebraska. <br /> <br />Grantee herein shall be prohibited from conveying captioned property to a bonaflde <br />purchaser for value for a sales price greater than $60,000.00 for a period of 3 months from <br />the date of this deed. Grantee shall also be prohibited from encumbering subject property <br />with a security interest in the principal amount of greater than $60,000.00 for a period of 3 <br />months from the date of this deed. These restrictions shall run with the land and are not <br />personal to Grantee. This restriction shall terminate immediately upon conveyance at any <br />foreclosure sale related to a mortgage or deed of trust. <br /> <br />GRANTOR covenants (jointly and severally, if more than one) with GRANTEE that GRANTOR: <br /> <br />(1) It warrants that it will defend the title to the above real estate against the lawful claims of all <br />persons claiming by, through and under grantor, but not otherwise; <br />(2) That the real estate is free from encumbrances, except easements, restrictions, reservations, <br />and covenants of record; and <br />(3) By accepting this Special Warranty Deed, grantee acknowledges that he has had adequate <br />opportunity to Inspect the property conveyed herein as well as all Improvements located <br />thereon.
