<br />KNOW ALL MEN BY THESE PRESENTS:

<br />WHEREAS, the within named Grantor is the Trustee under the terms of a certain Deed of
<br />Trust dated August 31, 2005, and filed for record with the Hall County Register of Deeds on
<br />September 1,2005, as Instrument No. 200508631 wherein James A. Martinez, a Single Person
<br />was Trustor;
<br />
<br />WHEREAS, said Trustee has upon default of the Trustors of the obligations contained in
<br />such Deed of Trust caused such Notice of Default and Notice of Sale to be filed, given and
<br />published as required by Nebraska Trust Deeds Act contained in Chapter 76, Article 10, ofthe
<br />Nebraska Trust Deeds Act;
<br />
<br />WHEREAS, a public sale of the real estate hereinafter described was conducted on the
<br />date and at the time and place designated in the Notice of Sale; and
<br />
<br />WHEREAS, the within named Grantee offered the highest bid at such public auction.

<br />NOW, THEREFORE, PLATTE VALLEY STATE BANK & TRUST COMPANY,
<br />Trustee under a certain Deed of Trust dated August 31, 2005, and filed for record with the Hall
<br />County Register of Deeds on September 1,2005, as Instrument No. 200508631, herein called the
<br />Grantor, for and in consideration ofthe sum of Two Hundred Eight Thousand and Noll 00
<br />Dollars ($208,000.00) received from Grantee does hereby quitclaim, grant, bargain, sell, convey
<br />and confirm unto 1321 WEBB ROAD, L.L.C. herein called the Grantee, the following-described
<br />real estate in Hall County, Nebraska:

<br />Parcell: Lot 8, Block 3, Spaulding and Greggs Addition to the City of
<br />Grand Island, Hall County, Nebraska
<br />
<br />Parcel 2: The East 60 feet of Lot I, Block 3, Spaulding and Greggs Addition to
<br />the City of Grand Island, Hall County Nebraska
<br />
<br />TO HAVE AND TO HOLD the premises above described, together with all the build-
<br />ings, improvements, hereditaments and appurtenances thereunto belonging, unto the said Grantee
<br />and to Grantee's heirs, successors and assigns forever.
