<br />THE GRANTOR, GAS 'N SHOP, INC., Also Known As, Gas 'N' Shop, Inc., a Nebraska Corporation, in
<br />consideration of One Dollar and other valuable consideration receipt of which is hereby acknowledged, conveys to
<br />CASEY'S RETAIL COMPANY, an Iowa Corporation, Grantee in the following described real estate (as defined in
<br />Neb. Rev. Stat. 76-201) in Hall County, Nebraska:

<br />All of Park Reserve of the Resubdivision of Block One (I), GILBERT'S SECOND ADDITION to the City
<br />of Grand Island, Hall County, Nebraska, except for a triangular piece of ground beginning at the
<br />intersection of the East line of Broadwell Avenue and the West line of Eddy Street, going South along the
<br />East line of Broadwell Avenue, a distance of 50 feet; thence Easterly to the West line of Eddy Street;
<br />thence Northerly a distance of 50 feet along the West line of Eddy Street to the place of beginning, which
<br />was previously deeded to the City of Grand Island in Quit Claim Deed recorded in Book 89, Page 644

<br />THE GRANTOR covenants with Grantee that Grantor:

<br />(1) is lawfully seized of such real estate and that it is free from encumbrances subject to easements,
<br />reservations, covenants and restrictions of record and subject to all regular taxes and special assessments.

<br />(2) has legal power and lawful authority to convey the same;
<br />
<br />(3) warrants and will defend the title to the real estate against the lawful claims of all persons.
