<br />This instrwnent, made this 19th day of December, 2007, between Eric H. Lindquist, a
<br />member of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor",
<br />pursuant to a power of sale contained in that certain Deed of Trust recorded on February 1, 2002 as
<br />Instrument No. 0200201322 in the office of the Register of Deeds of Hall County, Nebraska, and
<br />U.S. Bank National Association, as Trustee for the C-BASS Mortgage Loan Asset-Backed
<br />Certificates, Series 2005'-CB1, without recourse, hereinafter called "Grantee."
<br />
<br />WHEREAS, on September 19, 2007, Grantor, executed a Notice of Default pursuant to
<br />which notice was given to Francisco Quijano and Adalicia Quijano, husband and wife, Trustors,
<br />under that certain Deed of Trust recorded on February 1,2002 as Instrwnent No. 0200201322 in the
<br />office of the Register of Deeds of Hall County, Nebraska, covering that certain premises described
<br />as:

<br />Lot Two (2), Block Fourteen (14), Baker's Addition to the City of Grand Island,
<br />Hall County, Nebraska
<br />
<br />n/k/a
<br />
<br />Lot Two (2), Block Fourteen (14), Baker's Addition to the City of Grand Island,
<br />Hall County, Nebraska, except those portions in Deed recorded as Instrwnent
<br />#200604870 to the State of Nebraska,
<br />
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on October 3,2007, as Instrument No. 0200708499.
<br />
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76-1008 R.R.S. Nebraska.
<br />
<br />Subsequent thereto, beginning on November 6, 2007, Grantor caused to be published in The
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1 st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 p.m. on December 18,2007. Publication of such notice was
<br />made for five consecutive weeks on November 6, 2007, November 13, 2007, November 20,2007,
<br />November 27,2007 and December 4,2007, the last publication being at least ten (10) days but not
<br />more than thirty (30) days prior to the date of sale.
<br />
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008
<br />R.R.S. Nebraska.
<br />
<br />Pursuant to said Notice of Trustee's Sale, John B. McDermott, attorney for Grantor, did at
<br />the time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public
<br />
