<br />I, Pauline Lundy, of Grand Island, Nebraska, make, constitute and appoint
<br />my daughter, Romajean Sellers, whose address is 1953 S. Willard Ave.,
<br />Janesville, Wisconsin 53546 my true and lawful attorney-in-fact for me. My
<br />attorney-in-fact may act in my name, place and stead, on my behalf, and for my
<br />use and benefit:
<br />
<br />1. To deposit in my name and for my account with any bank or other financial
<br />institution all monies payable or belonging to me, including checks and all other
<br />commercial instruments, and to sign my name and endorse all documents for
<br />deposit or collection or any other purpose.
<br />
<br />2. To withdraw all monies deposited with any bank or other financial
<br />institutions and to draw checks, sign withdrawal slips and execute any other
<br />instruments necessary for withdrawing monies belonging to me.
<br />
<br />3. To sell, transfer, exchange, mortgage, encumber by security agreement or
<br />any other form of encumbrance, my real estate and personal property, and to
<br />execute and deliver deeds, including deeds of warranty, contracts, bills of sale,
<br />mortgages, security agreements and other documents necessary to act in carrying
<br />out these powers.

<br />4. To collect, sue, compromise or otherwise dispose of any claim or debt due
<br />or payable to me, and to pay, compromise or otherwise discharge and secure
<br />releases from any obligations owed by me.
<br />
<br />5. To hold, manage, invest, reinvest, trade, exchange, buy and sell investments
<br />and investment securities.
<br />
<br />6. To lease, rent, manage, terminate leases, contract as to, and generally deal
<br />and use my real estate and interests in real estate, upon covenants, conditions and
<br />terms my attorney-in-fact shall determine, receive and collect all rents and all
<br />other amounts due me as security for the faithful performance of leases and all
<br />rents due and payable to me, and execute all necessary documents and other
<br />papers pertaining to my real estate.

<br />7. To perform any act, power, duty, right or obligation that I now have or may
<br />hereafter acquire the legal right, power or capacity to exercise or perform, relating
<br />to any person, transaction, thing, business property, real or personal, tangible or
<br />intangible, or matter whatsoever.
