I--" <br /> <br />~ ~ <br />W <br />-C <br /> <br />(f) <br />(f) <br /> <br />en <br /> <br />...... <br /> <br />AMENDMENTS AND CLARIFICATION TO THE BY-LAWS <br />OF FAIRWAY ESTATES CONDOMINIUM OWNERS ASSOCIATION, INC. <br /> <br />FAIRWAY ESTATES CONDOMINIUM PROPERTY REGIME ONE (1) Suites #1, #2 & <br />#3; FAIRWAY ESTATES CONDOMINIUM PROPERTY REGIME TWO (2) Suites #4, <br />#5,#6, & #7 AND FAIRWAY ESTATES CONDOMINIUM PROPERTY REGIME <br />THREE (3) Suites #8 & #9 <br /> <br />Members of Fairway Estates are owners of record of a unit and have the right to have <br />one vote. <br />An Annual meeting will be held as called by the Board of Administrators and all owners will <br />be so notified by mail. <br /> <br />Amendment NO.1 Dues are assessed to each owner once every three months due <br />by January 1, April 1, July 1, and October 1. Checks are to be made payable to Fairway <br />Estates and given to the Treasurer of record. The amount of dues will be determined and <br />voted on by the members and changed as needed. <br /> <br />Amendment NO.2 Approved on October 29,2003. There shall be only one (1) dog <br />and one (1) cat allowed per unit with any pet not being more than 40 pounds in weight. <br /> <br />Amendment NO.3 Each unit is responsible for repairs and upkeep to their own <br />personal condo property and patio, walks, and driveway; related to each unit. Landscaping is <br />considered part of each unit and will be the responsibility of the owner to replace or plant as <br />needed; this includes area next to condo unit and the berm. <br /> <br />Amendment NO.4 The Common Area expenses that effect all 3 Regimes including; <br />mowing, snow removal, shrubbery trimming and clean up, sprinkler system and general <br />condo parking area are expenses of the Association. <br />The Association will pay replacement of common area trees.
