<br />This Special Warranty Deed, made and executed as ofthe~ day of November, 2007,
<br />by MORRIS PUBLISHING GROUP, LLC, a Georgia limited liability company, whose address is 725
<br />Broad Street, Augusta, Georgia 30901, hereinafter called the Grantor, to GATEHoUSE MEDIA
<br />NEBRASKA HOLDINGS, INC. a Delaware corporation, whose address is 350 WillowBrook Office
<br />Park, Fairport, New York 14450, hereinafter called the Grantee:

<br />(wherever used herein the terms "Grantor" and "Grantee" include all the parties to this instrument
<br />and the successors and assigns of such party)

<br />WITNESSETH: That the Grantor, for and in consideration of the sum ofTEN DOLLARS
<br />($10.00) and other good and valuable considerations, the receipt and sufficiency of which is hereby
<br />acknowledged, by these presents does grant, bargain, sell, alien, remise, release, convey and
<br />confirm unto the Grantee, all that certain land situate in Hall County, Nebraska, to-wit:

<br />Lots One (1), Two (2), Three (3), Four (4), Five (5), Six (6), Seven (7) and Eight (8),
<br />Block Eighty-two (82), Original Town, now City of Grand Island, Hall County,
<br />Nebraska and that part of vacated alley as shown in Ordinance No. 7903, filed
<br />March 16, 1993 in the Register of Deeds Office as Document No. 93-102019.

<br />Being the same premises conveyed to the Grantor by deed from Morris Communications
<br />Company, LLC recorded by the Hall County Register of Deeds Office as Instrument Number
<br />0200310307 on August 7, 2003.
<br />
<br />TOGETHER with all the tenements, hereditaments and appurtenances thereto belonging or
<br />in anywise appertaining.
<br />
<br />TO HAVE AND TO HOLD, the same in fee simple forever, subject to restrictions,
<br />reservations, easements, rights-of-way, encumbrances, liens, covenants, conditions, restrictions,
<br />obligations and liabilities as may appear of record.

<br />The Grantor hereby binds itself to warrant and defend the title as against all acts of the Grantor
<br />herein and no other.
