<br />This instrument, made this 29th day of November, 2007, between Eric H. Lindquist, a
<br />member of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor",
<br />pursuant to a power of sale contained in that certain Deed of Trust recorded on January 16, 2004 as
<br />Instrument No. 0200400507 in the office of the Register of Deeds of Hall County, Nebraska, and
<br />Deutsche Bank National Trust Company, as Trustee for Long Beach Mortgage Loan Trust 2004-
<br />2, hereinafter called "Grantee."
<br />
<br />WHEREAS, on September 7, 2007, Grantor, executed a Notice of Default pursuant to
<br />which notice was given to Alba M. Menjivar, Trustor, under that certain Deed of Trust recorded on
<br />January 16, 2004 as Instrument No. 0200400507 in the office of the Register of Deeds of Hall
<br />County, Nebraska, covering that certain premises described as:
<br />
<br />THE WEST HALF (Wl/2) OF LOT FOUR (4), IN BLOCK FIVE (5), SOUTH
<br />GRAND ISLAND IN THE CITY OF GRAND ISLAND, HALL COUNTY,
<br />NEBRASKA,
<br />
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on September 10,2007, as Instrument No. 0200707775.
<br />
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76-1008 RRS. Nebraska.
<br />
<br />Subsequent thereto, beginning on October 15,2007, Grantor caused to be published in The
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 p.m. on November 28,2007. Publication of such notice was
<br />made for five consecutive weeks on October 15, 2007, October 22, 2007, October 29, 2007,
<br />November 5, 2007 and November 12,2007, the last publication being at least ten (10) days but not
<br />more than thirty (30) days prior to the date of sale.
<br />
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008
<br />RR.S. Nebraska.
<br />
<br />Pursuant to said Notice of Trustee's Sale, John B. McDermott, attorney for Grantor, did at
<br />the time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public
<br />auction, and did sell the same to Grantee for the sum of $49,300.00, it being the highest bidder
<br />therefor.

<br />NOW, THEREFORE, in consideration of the premises and of the sum of $49,300.00 so bid
<br />and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors and
<br />assigns forever, all the estate, right, title and interest of which the said Alba M. Menjivar, and her
