<br />The undersigned, being the Trustee under a Deed of Trust dated May 30, 2007, and
<br />filed for record on July 17, 2007, in the real estate records of Hall County, Nebraska, as
<br />Instrument No. 0200706025, and given by Shafer Properties, LI,C, as Trustor, in which
<br />Archer Cooperative Credit l.Jnion, is named as Beneficiary, hereby gives notice that a breach
<br />of the obligations dated. May 30, 2007, for which the trust property was conveyed as security
<br />has occurred, the nature of such breach is the Trustor's failure to make debt payments as they
<br />became due.
<br />You are hereby notified that because of such default, the indebtedness secured by said
<br />Deed of Trust is accelerated and as of November 13, 2007, is in the amount of $150,956.09,
<br />plus interest thereafter.
<br />You are further notified that because of such default the undersigned has elected to
<br />sell or cause to be sold the trust property to satisfy the obligations under said Deed of Trust;
<br />the trust property affected is as follows:
<br />Lot One (1), Dowd Subdivision, in the City of Grand Island, Hall County,
<br />Nebraska.
