<br />WILLlAMJ. HIGHT and KAREN A. HIGHT, Husband and Wife, and RUTH

<br />Husband, GRANTORS, whether one or more, in consideration of FORTY-EIGHT

<br />acknowledged, convey to GRANTEE, MICHAEL PAUL GRAHAM, the following

<br />(1) are lawfully seised of such real estate and that it is free from encumbrances
<br />except easements, covenants; restrictions of record and Water Tap District dated
<br />December 15,1975 in the amount of $3,717.67;

<br />(2) have legal power and lawful authority to convey the same;

<br />(3) warrant and will defend the title to the real estate against the lawful claims of
<br />all persons.
