<br />Notice is hereby given by the undersigned Trustee that pursuant to a Deed of Trust, ./
<br />made and executed by Shafer Properties LLC, by Joel Shafer, Member of Shafer
<br />Properties LLC, as Trustor, to Geneva State Bank, as Trustee, dated April 8, 2004,
<br />covering the following described real estate, to-wit:
<br />
<br />Lot 3, Crane Valley 4th Subdivision, in the City of Grand Island, Hall County,
<br />Nebraska and
<br />
<br />(More commonly known as: 920 N. Diers Avenue, Grand Island, NE 68803)
<br />
<br />which is also known as the "Real Property" or "Property" to secure certain obligations in
<br />favor of Geneva State Bank, as Beneficiary, such Deed of Trust being recorded on April
<br />9, 2004, as Instrument No. 200403504 in the office of the Register of Deeds of Hall
<br />County, Nebraska. A breach of an obligation for which the above described Real Property
<br />was conveyed as security has occurred in that default has been made in the repayment
<br />of the indebtedness evidenced by Trustor's, (also known as Borrower) Promissory Note
<br />dated December 21,2005, and no cure of such default has been made. All principal and
<br />interest is now due and payable and Geneva State Bank, Beneficiary, has delivered to the
<br />Trustee a written declaration of default and demand for sale and a written notice of default
<br />and election to cause to be sold the Real Property described in such Deed of Trust to
<br />satisfy said obligations.
