<br />east of the Southwest corner of said Lot Six (6), thence easterly along the south line of said
<br />Lot Six (6), a distance of One Hundred Thirty -Two and Six Tenths (132.6) feet; thence
<br />northerly perpendicular to the south line of said Lot Six (6), a distance of Two Hundred
<br />Thirty -Five and Seventy -Five Hundredths (235.75) feet, to the southerly line of U.S.
<br />Highway No. 30, thence southwesterly along said southerly line of U.S. Highway No. 30, a
<br />distance of One Hundred Forty -Eight and One Tenth (148.1) feet; thence southerly a
<br />distance of One Hundred Seventy and Seven Tenths (170.7) feet to the place of beginning,
<br />excepting a certain tract more particularly described in Warranty Deed recorded as
<br />Document No. 200108377; excepting a certain tract more particularly described in
<br />Warranty Deed recorded as Document No. 200308988; and excepting a certain tract more
<br />particularly described in Deed of Correction recorded as Document No. 200502739.
<br />Grantors covenant with the Grantees that Grantors:
<br />(1) are lawfully seized of such real estate and that it is free from encumbrances subject
<br />to easements, reservations, covenants and restrictions of record;
<br />(2) have legal power and lawful authority to convey the same;
<br />(3) warrant and will defend the title to the real estate against the lawful claims of all
<br />persons.
