<br />TRUSTEE'S DEED
<br />
<br />This instrument, made this 7th day of June, 2007, between Eric H. Lindquist, a member of
<br />the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor", pursuant to a
<br />power of sale contained in that certain Deed of Trust recorded on November 1, 2004 as Instrument
<br />No. 0200410665 in the office of the Register of Deeds of Hall County, Nebraska, and the Secretary
<br />of the Department of Housing and Urban Development, hereinafter called "Grantee."
<br />
<br />WHEREAS, on March 19, 2007, Grantor, executed a Notice of Default pursuant to which
<br />notice was given to Abraham L. Jessop and Carol A. Jessop, husband and wife, Trustors, under that
<br />certain Deed of Trust recorded on November 1,2004 as Instrument No. 0200410665 in the office of
<br />the Register of Deeds of Hall County, Nebraska, covering that certain premises described as:
<br />
<br />Lot Two (2), Block Thirty (30), Packer & Barr's Second Addition to the City of
<br />Grand Island, Hall County, Nebraska,
<br />
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on March 21,2007, as Instrument No. 0200702164.
<br />
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76-1008 R.R.S. Nebraska.
<br />
<br />Subsequent thereto, beginning on April 26, 2007, Grantor caused to be published in The
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1 st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 p.m. on June 6, 2007. Publication of such notice was made
<br />for five consecutive weeks on April 26, 2007, May 3, 2007, May 10,2007, May 17,2007 and May
<br />24, 2007, the last publication being at least ten (10) days but not more than thirty (30) days prior to
<br />the date of sale.

<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008
<br />R.R.S. Nebraska.
<br />
<br />Pursuant to said Notice of Trustee's Sale, John B. McDermott, attorney for Grantor, did at
<br />the time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public
<br />auction, and did sell the same to Wells Fargo Bank, N.A. for the sum of $44,674.12, it being the
<br />highest bidder therefor. Wells Fargo Bank, N.A. has assigned all of its right, title and interest in
<br />such bid to Grantee.

<br />NOW, THEREFORE, in consideration of the premises and of the sum of $44,674.12 so bid
<br />and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors and
<br />assigns forever, all the estate, right, title and interest of which the said Abraham L. Jessop and Carol
<br />A. Jessop, husband and wife, and their successors in interest, were seized or possessed at the time
<br />
