Lindquist, a member of <br />the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor", pursuant to a <br />power of sale contained in that certain Deed of Trust recorded on December 13,2004 as Instrument <br />No. 0200411969 in the office of the Register of Deeds of Hall County, Nebraska, and the Secretary <br />ofthe Department of Housing and Urban Development, hereinafter called "Grantee." <br /> <br />WHEREAS, on April 10, 2007, Grantor, executed a Notice of Default pursuant to which <br />notice was given to Melissa M. Sorahan, a single woman, Trustor, under that certain Deed of Trust <br />recorded on December 13, 2004 as Instrument No. 0200411969 in the office of the Register of <br />Deeds of Hall County, Nebraska, covering that certain premises described as: <br /> <br />The Westerly Forty and Twenty-Five Hundredths (40.25) feet of the Westerly <br />Seventy-Four and Twenty-Five Hundredths (74.25) Feet of the Northerly One- <br />Half of Lot Nine (9) of the County Subdivision of the South Half of the <br />Southeast Quarter (Sl/2SEl/4) of Section Sixteen (16), Township Eleven (11) <br />North, Range Nine (9) West of the 6th P.M., Hall County, Nebraska, <br /> <br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting <br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy <br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of <br />Hall County, Nebraska, on April 12, 2007, as Instrument No. 0200702929. <br /> <br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice <br />pursuant to said Deed of Trust and in compliance with Section 76-1008 RRS. Nebraska. <br /> <br />Subsequent thereto, beginning on May 18, 2007, Grantor caused to be published in The <br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a <br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the <br />described property would be sold at public auction to the highest bidder for cash or certified or <br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1 st & Locust Street, Grand <br />Island, Hall County, Nebraska at 2:00 p.m. on June 28, 2007. Publication of such notice was made <br />for five consecutive weeks on May 18,2007, May 25, 2007, June 1,2007, June 8, 2007 and June <br />15,2007, the last publication being at least ten (10) days but not more than thirty (30) days prior to <br />the date of sale. <br /> <br />A copy of such notice of the time and place of sale was thereafter mailed to all parties <br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008 <br />RRS. Nebraska. <br /> <br />Pursuant to said Notice of Trustee's Sale, John B. McDermott, attorney for Grantor, did at <br />the time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public <br />auction, and did sell the same to Wells Fargo Bank, N.A. for the sum of $61,641.25, it being the <br />highest bidder therefor.
