<br />TRUSTEE'S DEED
<br />
<br />This instrument, made this 4th day of September, 2007, between Eric H. Lindquist, a
<br />member of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor",
<br />pursuant to a power of sale contained in that certain Deed of Trust recorded on August 21, 2006 as
<br />Instrument No. 0200607450 in the office of the Register of Deeds of Hall County, Nebraska, and
<br />LaSalle Bank National Association, as Trustee for Certificateholders of Bear Steams Asset
<br />Backed Securities I LLC, Asset-Backed Certificates, Series 2006-AQl, hereinafter called
<br />"Grantee."
<br />
<br />WHEREAS, on June 11, 2007, Grantor, executed a Notice of Default pursuant to which
<br />notice was given to Teddie 1. Brezenski and Amy L. Brezenski, husband and wife, Trustors, under
<br />that certain Deed of Trust recorded on August 21,2006 as Instrunlent No. 0200607450 in the office
<br />of the Register of Deeds of Hall County, Nebraska, covering that certain premises described as:
<br />
<br />The Southerly Sixty-seven and Eight Tenths (67.8) feet of the following
<br />described property: Fractional Lot Four (4), Fractional Block Twenty-one (21) in
<br />Russel Wheeler's Addition and its complement: Fractional Lot Four (4),
<br />Fractional Block One (1), H.G. Clark's Addition, both being additions to the City
<br />of Grand Island, Hall County, Nebraska,
<br />
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on June 13,2007, as Instrument No. 0200704924.
<br />
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76-1008 R.R.S. Nebraska.
<br />
<br />Subsequent thereto, beginning on July 19, 2007, Grantor caused to be published in The
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1 st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 p.m. on August 31, 2007. Publication of such notice was
<br />made for five consecutive weeks on July 19,2007, July 26, 2007, August 2,2007, August 9,2007
<br />and August 16,2007, the last publication being at least ten (10) days but not more than thirty (30)
<br />days prior to the date of sale.
<br />
<br />A copy of such notice of the time and place of sale was thereaJ'ter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008
<br />R.R.S. Nebraska.
<br />
<br />Pursuant to said Notice of Trustee's Sale, Mark T. Porto, attorney for Grantor, did at the time
<br />and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public auction,
<br />and did sell the same to Mortgage Electronic Registration Systems, Inc. for the sum of $59,500.00,
<br />it being the highest bidder therefor. Mortgage Electronic Registration Systems, Inc. has assigned all
<br />of its right, title and interest in such bid to the Grantee.
