GISC shall appoint three of its members to the Committee for thc purpose of reviewing plans <br />as set forth herein and compliance with the Covenants so long as GISC is entorcing the Covenants. <br />Thereafter, the owners association shall assume responsibility for approval of plans through its <br />appointment of members to the Committee and for the enforcement ofthe Covenants. <br /> <br />3. Submission of Plans. Prior to the construction of any building on the Property a set of <br />building plans shall be submitted by the Owner to the Committee for approval. Said building plans <br />shall be signed and certified by the Owner as the true and correct copy of the building plans flJr the <br />building to be constructed on the Property and contain a statement that the Owner will submit to the <br />Committee tor written approval, any amendments, modifications or changes to such building plans. <br />Such building plans shall show the size, exterior material, design and plot plan for the building to <br />be constructed on the Property or and including fences, elevation and exterior lighting. No <br />construction of any building on the Property shall be commenced unless and until written approval <br />of the building plans for such building has first been obtained rrom the Committee. Written <br />approval or disapproval of such building plan shall be given by the Committee within thirty (30) <br />days rrom and after receipt thereof by the Committee. Approval of such building plans shall not be <br />unreasonably withheld; provided, however, that the Committee shall have the sole and exclusive <br />right, in its sole discretion, to approve or reject any such building plans if in the opinion of the <br />Committee, either the style, size, material, or plot plan do not conform to the general standard and <br />character of the buildings constructed or to be constructed on other Lots located within the Property <br />or the Adjacent Property. <br /> <br />4. Desie:n and Construction Standards. The minimum standards to be applied by the <br />Committee in the review of design and building plans for buildings and improvements to be <br />constructed upon the Property shall include the following: <br /> <br />(a) All parking lots shall be concrete. <br /> <br />(b) All buildings shall have white trim and a minimum of 65% red brick. <br /> <br />(c) If active solar panels are installed, they shall be flush with the roof or sidewall of the <br />building and shall not be located in any yard or upon accessory buildings. <br /> <br />(d) All exterior air conditioning systems shall be located in the side or rear yard and shall <br />be screened by landscape shrubbery or fencing. <br /> <br />(e) All buildings shall be a maximum of two (2) stories in height. <br /> <br />(f) All buildings shall have asphalt shingles similar in color and style to the shingles on the <br />buildings constructed on the Adjacent Property. <br /> <br />5. Gradine:. Each Lot Owner shall obtain prior approval rrom the Committee for the <br />proposed grading of each Lot to assure consistent grading throughout the Property and the Adjacent <br />Property. Each Lot shall be graded or sloped to prevent erosion and the flow of surfi.lce water upon <br />adjoining lots. <br /> <br />6. General Restrictive Covenants. <br /> <br />(a) The construction or installation of all antennas or dishes to be erected or constructed <br />shall require approval from the Committee. <br /> <br />(b) No temporary structures or out buildings shall be constructed or remain on any Lot, <br />except during construction and shall be removed immediately upon completion of construction. <br /> <br />(c) Permanent signage shall be pennitted for each Lot, but shall require the prior approval <br />of the Committee. Temporary or mobile signs arc pennitted during construction or f()[ the sale of a <br />property, but are not otherwise pemlitted. <br />
