<br />TRUSTEE'S DEED

<br />This instrument, made this 10th day of August, 2007, between Eric H. Lindquist, a member
<br />ofthe Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor", pursuant to
<br />a power of sale contained in that certain Deed of Trust recorded on May 27, 2005 as Instrument No.
<br />0200504765 in the Office of the Register of Deeds of Hall County, Nebraska, and Alvin A. Avery
<br />and Teresa K. Avery, husband and wife, as joint tenants with rights of survivorship, hereinafter
<br />called "Grantee."
<br />
<br />WHEREAS, on February 12,2007, Grantor, executed a Notice of Default pursuant to which
<br />notice was given to Dan R Bruns and Rachel L. Bruns, husband and wife, Trustors, under that
<br />certain Deed of Trust recorded on May 27, 2005 as Instrument No. 0200504765 in the Office ofthe
<br />Register of Deeds of Hall County, Nebraska, covering that certain premises described as:
<br />
<br />Lot Five (5), Block Three (3) in Normandy Estates to the City of Grand Island,
<br />Hall County, Nebraska,
<br />
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on February 16,2007, as Instrument No.0200701237 .
<br />
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76-1008 RRS. Nebraska.
<br />
<br />Subsequent thereto, beginning on June 30, 2007, Grantor caused to be published in The
<br />Grand Is/and Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at at the lower level lobby of the Hall County Courthouse, 1 st & Locust Street,
<br />Grand Island, Hall County, Nebraska at 2:00 p.m. on August 9, 2007. Publication of such notice
<br />was made for five consecutive weeks on June 30, 2007, July 7,2007, July 14,2007, July 21,2007
<br />and July 28,2007, the last publication being at least ten (10) days but not more than thirty (30) days
<br />prior to the date of sale.
<br />
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008
<br />RRS. Nebraska.
<br />
<br />Pursuant to said Notice of Trustee's Sale, Mark T. Porto, attorney for Grantor, did at the time
<br />and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public auction,
<br />and did sell the same to Grantee for the sum of $93,000.00, it being the highest bidder therefor.

<br />---.- -- ---NOW, THEREFORE, in consideration of the premises and of the sum 0{$93~000.OO so' bid
<br />and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors and
<br />assigns forever, all the estate, right, title and interest of which the said Dan R Bruns and Rachel L.
<br />Bruns, husband and wife, and their successors in interest, were seized or possessed at the time said
<br />Deed of Trust was given, or at any time thereafter, in and to the premises sold as aforesaid, to-wit:

<br />Lot Five (5), Block Three (3) in Normandy Estates to the City of Grand Island,
<br />Hall County, Nebraska.
