<br />KNOW ALL MEN BY THESE PRESENTS that GREGORY L. GALLES, is the
<br />Successor Trustee under a Deed of Trust made and entered into on or about April 10, 2006, by and
<br />between APRIL MARIE HARDY, a single person, Trustor, and U.S. BANK TRUST
<br />COMPANY, NATIONAL ASSOCIATION, Trustee, and TIERONE BANK, Beneficiary. Said
<br />Deed of Trust was recorded on April 10, 2006 as Instrument No. 2006 -03125 of the Mortgage
<br />Records of Hall County, Nebraska. Said Deed of Trust having been assigned by virtue of an
<br />Assignment dated April 14, 2006 to U.S. BANK, N.A., and which was filed for record on May 24,
<br />2006 as Instrument No. 2006 -04610 of the Mortgage Records of Hall County, Nebraska.
<br />GREGORY L. GALLES was appointed Successor Trustee by virtue of a Substitution of Trustee
<br />dated April 16, 2007, and recorded April 26, 2007, as Instrument No. 2007 -03356 in the Office of
<br />the Register of Deeds for Hall County, Nebraska. GREGORY L. GALLES, Grantor, in
<br />consideration of the sum of Fifty Thousand Seven Hundred Sixty -Three and 40/100 ($50,763.40)
<br />and other good and valuable consideration received from FEDERAL NATIONAL MORTGAGE
<br />ASSOCIATION, does hereby grant, bargain, sell, convey and confirm unto FEDERAL
<br />NATIONAL MORTGAGE ASSOCIATION, (hereinafter "Grantee" where appropriate), the
<br />following- described real property in Hall County, Nebraska, to wit:
<br />Lot Two (2), in Block Six (6), in Wiebe's Addition to the City of Grand Island, Hall
<br />County, Nebraska,
<br />to have and to hold the above- described premises together with all tenements, hereditaments and
<br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns forever.
<br />Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br />That APRIL MARIE HARDY, a single person, as Trustor, failed to pay to Beneficiary
<br />payments which were contractually due, and the Grantor, at the request of the Beneficiary,
<br />elected to declare the entire unpaid principal balance, together with interest thereon at once
<br />immediately due and payable.
<br />2. That a Notice of Default as required by § 76 -1006 was filed by Grantor on April 26, 2007, as
<br />Instrument No. 2007 -03357 of the Miscellaneous Records in the office of the Register of
<br />Deeds of Hall County, Nebraska. A copy of said Notice of Default was thereafter mailed to
<br />all parties entitled to notice, pursuant to said Deed of Trust and in compliance with § 76-
<br />1008, R.R.S. Nebraska.
<br />3. That the Trustor failed to cure the default referenced in the Notice of Default within 30 days
<br />after filing of the Notice of Default.
<br />4. That a Notice of Trustee's Sale was filed by Grantor on June 14, 2007, as Instrument No.
<br />2007 -04944 of the Miscellaneous Records in the office of the Register of Deeds of Hall
<br />County, Nebraska. A copy of said Notice of the time and place of the sale was thereafter
<br />mailed to all parties entitled tc notice pursuant to said Deed of Trust and in compliance with
<br />§ 76 -1008, R.R.S. Nebraska.
<br />5. That Grantor as required by § 76 -1007 published a Notice of Trustee's Sale to be held on July
<br />30, 2007, at 10:00 a.m. in the lower lobby of the Hall County Courthouse, 111 West First
<br />Street, Grand Island, Nebraska. Said Notice was published in The Grand Island Independent,
<br />a legal newspaper of Grand Island, Hall County, Nebraska, once a week for five consecutive
<br />weeks commencing on June 15, 2007, and ending July 13, 2007. The last ublicatior� ti
