<br />ARLENE T. KRAMER and LEROY E. KRAMER, wife and husband, GRANTORS,
<br />for and in consideration of Ninety Thousand Dollars ($90,000.00) received from GRANTEES,

<br />ofthe Southwest Quarter (Nl/2NW1I4SW1I4) of Section Thirty Three (33),
<br />in Township Twelve (12) North, Range Nine (9) West of the Sixth P.M., Hall
<br />County, Nebraska, more particularly described as follows: Beginning at the
<br />southeast corner of said Nl/2NWl/4SW1I4; thence running northerly along
<br />the east line of said Nl/2NWl/4SWl/4 a distance of 197.59 feet; thence
<br />running westerly and parallel to the south line of said Nl/2NWl/4SWl/4 a
<br />distance of 1,322.64 feet to a point on the west line of said N1I2NWl/4SWl/4;
<br />thence running southerly along the west line of said Nl/2NWl/4SWl/4 a
<br />distance of 197.59 feet to the southwest corner of said Nl/2NWl/4SWl/4;
<br />thence running easterly along and upon the south line of said
<br />N1I2NW1I4SW1I4 a distance of 1,322.5 feet to the point of beginning and
<br />containing 6.00 acres, more or less, excepting therefrom a strip of land
<br />condemned by the City of Grand Island, Nebraska, and recorded in
<br />miscellaneous record book "S", at page 166 in the Register of Deeds office.

<br />GRANTORS covenants, with GRANTEES that GRANTORS:

<br />(1) is lawfully seized of such real estate and that it is free from encumbrances except for
<br />covenants, restrictions and easements of record;
<br />
<br />(2) has legal power and lawful authority to convey the same; and
<br />
<br />(3) wauants and will defend title to the real estate against the lawful claims of all persons.
