<br />TRUSTEE'S DEED
<br />
<br />This instrwnent, made this 25th day of May, 2007, between Eric H. Lindquist, a member of
<br />the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor", pursuant to a
<br />power of sale contained in that certain Deed of Trust recorded on May 17, 2005 as Instrwnent No.
<br />0200504446 in the office of the Register of Deeds of Hall County, Nebraska, and the Secretary of
<br />the Department of Housing and Urban Development, hereinafter called "Grantee."
<br />
<br />WHEREAS, on March 9, 2007, Grantor, executed a Notice of Default pursuant to which
<br />notice was given to Jessica Martinez, an unmarried woman, Trustor, under that certain Deed of
<br />Trust recorded on May 17, 2005 as Instrument No. 0200504446 in the office of the Register of
<br />Deeds of Hall County, Nebraska, covering that certain premises described as:
<br />
<br />LOT SIX (6), IN BLOCK ELEVEN (11), IN PACKER & BARR'S ADDITION
<br />TO THE CITY OF GRAND ISLAND, HALL COUNTY, NEBRASKA,
<br />
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on March 12,2007, as Instrument No. 0200701848.
<br />
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76-1008 RRS. Nebraska.
<br />
<br />Subsequent thereto, beginning on April 17, 2007, Grantor caused to be published in The
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1 st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 10:00 a.m. on May 25, 2007. Publication of such notice was made
<br />for five consecutive weeks on April 17, 2007, April 24, 2007, May 1, 2007, May 8, 2007 and May
<br />15,2007, the last publication being at least ten (10) days but not more than thirty (30) days prior to
<br />the date of sale.

<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008
<br />RRS. Nebraska.
<br />
<br />Pursuant to said Notice of Trustee's Sale, John B. McDermott, attorney for Grantor, did at
<br />the time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public
<br />auction, and did sell the same to Wells Fargo Bank, N.A. for the sum of $49,451.93, it being the
<br />highest bidder therefor. Wells Fargo Bank, N.A. has assigned all of its right, title and interest in
<br />such bid to Grantee.

<br />NOW, THEREFORE, in consideration of the premises and of the sum of $49,451.93 so bid
<br />and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors and
<br />assigns forever, all the estate, right, title and interest of which the said Jessica Martinez, an
<br />unmarried woman, and her successors in interest, were seized or possessed at the time said Deed of
<br />Trust was given, or at any time thereafter, in and to the premises sold as aforesaid, to-wit:
