<br />TRUSTEE'S DEED
<br />
<br />This instrument, made this 13th day of April, 2007, between Eric H. Lindquist, a member of
<br />the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor", pursuant to a
<br />power of sale contained in that certain Deed of Trust recorded on November 3, 2003 as Instrument
<br />No. 0200314512 in the office of the Register of Deeds of Hall County, Nebraska, and the Secretary
<br />ofthe Department of Housing and Urban Development, hereinafter called "Grantee."
<br />
<br />WHEREAS, on January 11,2007, Grantor, executed a Notice of Default pursuant to which
<br />notice was given to Armida Lainez, a single person, Trustor, under that certain Deed of Trust
<br />recorded on November 3,2003 as Instrument No. 0200314512 in the office of the Register of Deeds
<br />of Hall County, Nebraska, covering that certain premises described as:
<br />
<br />The Westerly 1/2 of Lot 6, Block 142 in Union Pacific Railway Company's
<br />Second Addition to the City of Grand Island, Hall County, Nebraska,
<br />
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfY
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on January 25, 2007, as Instrument No. 0200700606.
<br />
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76-1008 RRS. Nebraska.
<br />
<br />Subsequent thereto, beginning on February 27,2007, Grantor caused to be published in The
<br />Grand 1'5land Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1 st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 p.m. on April 12, 2007. Publication of such notice was made
<br />for five consecutive weeks on February 27, 2007, March 6,2007, March 13,2007, March 20, 2007
<br />and March 27, 2007, the last publication being at least ten (10) days but not more than thirty (30)
<br />days prior to the date of sale.
<br />
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008
<br />RR.S. Nebraska.
<br />
<br />Pursuant to said Notice of Trustee's Sale, John B. McDermott, attorney for Grantor, did at
<br />the time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public
<br />auction, and did sell the same to Wells Fargo Bank, N.A., successor by merger to Wells Fargo
<br />Home Mortgage, Inc. for the swn of $82,576.03, it being the highest bidder therefor. Wells Fargo
<br />Bank, N.A., successor by merger to Wells Fargo Home Mortgage, Inc. has assigned all of its right,
<br />title and interest in such bid to Grantee.
<br />
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $82,576.03 so bid
<br />and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors and
<br />assigns forever, all the estate, right, title and interest of which the said Armida Lainez, a single
