<br />This instnunent, made this 21 st day of June, 2007, between Eric H. Lindquist, a member of
<br />the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor", pursuant to a
<br />power of sale contained in that certain Deed of Trust recorded on March 14,2006 as Instrument No.
<br />0200602232 in the office of the Register of Deeds of Hall County, Nebraska, and Deutsche Bank
<br />National Trust Company, as Trustee of Argent Mortgage Securities, Inc., Asset Backed Pass
<br />Through Certificates, Series 2006-W4 under the Pooling and Servicing Agreement dated as of
<br />April 1, 2006, without recourse, hereinafter called "Grantee."
<br />
<br />WHEREAS, on March 29,2007, Grantor, executed a Notice of Default pursuant to which
<br />notice was given to Aurelia Cervantes, a single person, and Rolmia Rose Andres, a single person,
<br />Trustors, under that certain Deed of Trust recorded on March 14, 2006 as Instrument No.
<br />0200602232 in the office of the Register of Deeds of Hall County, Nebraska, covering that certain
<br />premises described as:
<br />
<br />Lot Five (5), Block Twenty-four (24), Russel Wheeler's Addition to the City of
<br />Grand Island, Hall County, Nebraska,
<br />
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on April 2, 2007, as Instrument No. 0200702589.
<br />
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76-1008 R.R.S. Nebraska.
<br />
<br />Subsequent thereto, beginning on May 10, 2007, Grantor caused to be published in The
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1 st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 p.m. on June 20, 2007. Publication of such notice was made
<br />for five consecutive weeks on May 10, 2007, May 17, 2007, May 24, 2007, May 31, 2007 and June
<br />7,2007, the last publication being at least ten (10) days but not more than thirty (30) days prior to
<br />the date of sale.

<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008
<br />R.R.S. Nebraska.
<br />
<br />Pursuant to said Notice of Trustee's Sale, John B. McDermott, attorney for Grantor, did at
<br />the time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public
<br />auction, and did sell the same to Grantee for the sum of $78,168.19, it being the highest bidder
<br />therefor.

<br />NOW, THEREFORE, in consideration of the premises and of the sum of$78,168.19 so bid
<br />and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors and
<br />assigns forever, all the estate, right, title and interest of which the said Aurelia Cervantes, a single
