<br />TRUSTEE'S DEED
<br />
<br />This instrument, made this 29th day of May, 2007, between Eric H. Lindquist, a member of
<br />the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor", pursuant to a
<br />power of sale contained in that certain Deed of Trust recorded on July 17,1997 as Instrument No.
<br />97-105724 in the Office of the Register of Deeds of Hall County, Nebraska, and Eloy Rivera-Uribe
<br />and Oralia D. Erives, husband and wife, as joint tenants with rights of survivorship hereinafter
<br />called "Grantee."
<br />
<br />WHEREAS, on March 7, 2007, Grantor, executed a Notice of Default pursuant to which
<br />notice was given to Miguel Juan Felix-Francisco and Magdalene Domino-Pascual, husband and
<br />wife, Trustors, under that certain Deed of Trust recorded on July 17, 1997 as Instrument No. 97-
<br />105724 in the Office of the Register of Deeds of Hall County, Nebraska, covering that certain
<br />premises described as:
<br />
<br />LOT SEVEN (7), IN BLOCK FORTY (40), IN RUSSEL WHEELER'S
<br />ADDITION TO THE CITY OF GRAND ISLAND, HALL COUNTY,
<br />NEBRASKA,
<br />
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on March 12,2007, as Instrument No. 0200701844.
<br />
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76-1008 RRS. Nebraska.
<br />
<br />Subsequent thereto, beginning on April 17, 2007, Grantor caused to be published in The
<br />Grand Is/and Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the propel1y to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at at the lower level lobby of the Hall County Courthouse, 1 st & Locust Street,
<br />Grand Island, Hall County, Nebraska at 10:00 a.m. on May 25, 2007. Publication of such notice
<br />was made for five consecutive weeks on April 17, 2007, April 24, 2007, May 1,2007, May 8, 2007
<br />and May 15,2007, the last publication being at least ten (10) days but not more than thirty (30) days
<br />prior to the date of sale.
<br />
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitied to notice pursuant to said Deed of Trust and in compliance with Section 76-1008
<br />RR.S. Nebraska.
<br />
<br />Pursuant to said Notice of Trustee's Sale, John B. McDennott, attorney for Grantor, did at
<br />the time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public
<br />auction, and did sell the same to Grantee for the sum of $22,954.88, it being the highest bidder
<br />therefor.
<br />
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $22,954.88 so bid
<br />and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors and
<br />assigns forever, all the estate, right, title and interest of which the said Miguel Juan Felix-Francisco
<br />and Magdalene Domino-Pascual, husband and wife, and their successors in interest, were seized or
