<br />200704505 <br /> <br />in connection with any structure in the flood plain unless such basement is floodproofed and <br /> <br />certified as such by a qualified engineer or architect. <br /> <br />7. Landscaping. The Subdivider agrees to comply with the requirements of the <br /> <br />Landscaping Regulations ofthe City of Grand Island, and plans as submitted to and approved by the <br /> <br />City's Building Department. <br />8. Temporary Turnaround. The Subdivider agrees to dedicate a temporary <br /> <br />cul-de-sac easement, having a diameter of one hundred feet (100.0'), on Outlot A located <br /> <br />immediately east of New York A venue and immediately east of Pennsylvania Avenue. Construction <br /> <br />of this cul-de-sac, with a five inch (5.0") layer of asphaltic surfacing or an eight inch (8.0") layer of <br />milled recycled asphalt over regular compaction, shall be to the satisfaction of the Director of Public <br />Works. <br /> <br />9. Outlot A. No development shall be allowed on Outlot A other than <br /> <br />temporary turnarounds at the east ends of New York A venue and Pennsylvania A venue until such <br /> <br />time as a plat for the property is approved by the Grand Island City Council. <br />10. Limited Access on Independence Avenue. Lot One (I) of Block One (J) <br />and Lots One (I) and Seven (7) of Block Two (2) and Lot One (1) of Block Three (3) shall not be <br />permitted driveway access onto Independence A venue. <br /> <br />11. Easements. Any easements shall be kept free of obstructions and the <br /> <br />Subdivider shall indemnify the City for any removal or repair costs caused by any obstructions. <br /> <br />12. Engineering Data. All tinal engineering plans and specifications for public <br /> <br />improvements shall bear the signature and seal of a professional engineer registered in the State of <br /> <br />Nebraska and shall be furnished by the Subdivider to the Department of Public Works for approval <br /> <br />- 4 - <br />
