<br />JOINT TENANCY WARRANTY DEED
<br />
<br />LESLIE'S ENTERPRISES, LLC, a Nebraska Limited Liability
<br />Company, Grantor, in consideration of ONE DOLLAR ($1.00) AND OTHER
<br />VALUABLE CONSIDERATION, received from Grantee, ERVIN L. LUTH and
<br />SHARON L. LUTH, husband and wife, conveys to Grantees, as joint
<br />tenants and not as tenants in common, the following described real
<br />estate (as defined in Neb. Rev. Stat. 76-201):

<br />A TRACT OF LAND LOCATED IN THE WEST HALF OF THE
<br />SOUTHWEST QUARTER (W1/2 SW1/4) OF SECTION ELEVEN
<br />(11), TOWNSHIP ELEVEN (11) NORTH, RANGE NINE (9)
<br />WEST OF THE 6TH P.M., HALL COUNTY, NEBRASKA,
<br />consisting of approximately three (3) acres and
<br />more particularly described as follows: Commencing
<br />at a point on the North line of said Southwest
<br />Quarter (SW1/4) of Section Eleven (11) above
<br />described, One Hundred Eight (108) feet East
<br />of the Northwest corner of the Southwest Quarter
<br />(SW1/4) of Section Eleven (11), above described;
<br />thence South Three Hundred Thirty (330) feet;
<br />thence in an Easterly direction at right angles
<br />a distance of Four Hundred Twenty (420) feet;
<br />thence in a Northerly direction at right angles
<br />Three Hundred Thirty (330) feet; thence in a
<br />Westerly direction Four Hundred Twenty (420)
<br />feet to the place of beginning, subject to the
<br />road as laid out and used adjoining said tract
<br />on the North side thereof
<br />
<br />Grantor covenants with the Grantees that Grantor:
<br />
<br />(1) is lawfully seized of such real estate and that it is
<br />free from encumbrances subject to easements, reservations,
<br />covenants and restrictions of record;
<br />
<br />(2) has legal power and lawful authority to convey the same;
<br />
<br />(3) warrants and will defend the title to the real estate
<br />against the lawful claims of all persons.
