<br />That Grantors, Andrew C. Bohnart and Mary G. Bohnart, husband and wife, in consideration of the
<br />sum of One Dollar ($1.00) and other good and valuable consideration, receipt of which is hereby
<br />acknowledged, convey to Wood River Area Economic and Housing Development Corporation, A Nebraska
<br />Corporation, Grantee, the following described real estate (as defined in Neb. Rev. Stat. Sec. 76-201) in Hall
<br />County, Nebraska:

<br />A tract of land comprising all of the Southwest Quarter of the Southeast Quarter (SW1I4SE1I4) of
<br />Section Nineteen (19), Township Ten (10) North, Range Eleven (11) West of the 6th P.M., Hall County,
<br />Nebraska, excepting therefrom, the south Forty One (41) rods (676.50'), and excepting therefrom, parcels
<br />previously conveyed in Documents 90-103566 and 90-105403, recorded in the Hall County Register of
<br />Deeds office, said tract, less exceptions, being more particularly described as follows:

<br />First to ascertain the point of beginning, start at the southwest corner of said
<br />Southwest Quarter of the Southeast Quarter (SW1 /4SE1 /4); thence running northerly, along
<br />and upon the west line of said Southwest Quarter ofthe Southeast Quarter (SW1/4SE1I4),
<br />a distance of Six Hundred Seventy Six and Five Tenths (676.50) feet (41 Rods); thence
<br />running easterly, along and upon the north line of the south 41 Rods of said Southwest

<br />the ACTUAL point of beginning, said point being on the easterly right of way line of Walnut
<br />Street, which is, Thirty Three (33.0) feet east of (measured perpendicular to) the west line
<br />of said Southwest Quarter of the Southeast Quarter (SW1I4SE1/4); thence continuing
<br />easterly, along and upon the previously described course, a distance of One Thousand Two
<br />Hundred Eighty Nine and Five Tenths (1,289.50) feet to a point on the east line of said

<br />a distance of Nine Hundred Thirty Nine and Four Tenths (939.40) feet to a point which is
<br />Three Hundred Eighty Three (383.0) feet east of the northwest corner of said Southwest
<br />Quarterofthe Southeast Quarter (SW1/4SE1/4); thence running southerly, parallel with the
<br />west line of said Southwest Quarter of the Southeast Quarter (SW1I4SE1/4), a distance of
<br />Fifty (50.0) feet; thence running westerly, parallel with the north line of said Southwest
<br />Quarter of the Southeast Quarter (SW1/4SE1/4), a distance of Three Hundred Fifty (350.0)
<br />feet to a point on the easterly right of way line of Walnut Street, said point being Thirty
<br />Three (33.0) feet east of (measured perpendicular to) the west line of said Southwest
<br />Quarter ofthe Southeast Quarter (SW1/4SE1/4); thence running southerly, along and upon
<br />said easterly right of way line of Walnut Street, and being Thirty Three (33.0) east of
<br />(measured perpendicular to) and parallel with the west line of said Southwest Quarter of the
<br />Southeast Quarter (SW1/4SE1/4), a distance of Five Hundred Ninety Six and Eighty Five
<br />Hundredths (596.85) feet to the ACTUAL point of beginning and containing 18.749 acres,
<br />more or less.

<br />Grantors covenant with the Grantee that Grantors:

<br />I. are lawfully seized of such real estate and that it is free from encumbrances except easements,
<br />covenants, and restrictions of record;
<br />2. have legal power and lawful authority to convey the same;
<br />3. warrant and will defend the title to the real estate against the lawful claims of all persons,
