Lindquist, a member of <br />the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor", pursuant to a <br />power of sale contained in that certain Deed of Trust recorded on March 23, 2006 as Instrument No. <br />0200602515 in the office of the Register of Deeds of Hall County, Nebraska, and Deutsche Bank <br />National Trust Company, as Trustee for Long Beach Mortgage Loan Trust 2006-4, hereinafter <br />called "Grantee." <br /> <br />WHEREAS, on January 26, 2007, Grantor, executed a Notice of Default pursuant to which <br />notice was given to Deborah L. Harring, a single person, Trustor, under that certain Deed of Trust <br />recorded on March 23,2006 as Instrument No. 0200602515 in the office of the Register of Deeds of <br />Hall County, Nebraska, covering that certain premises described as: <br /> <br />Lot One Hundred Fifty-eight (158), West Lawn Addition to the City of Grand <br />Island, Hall County, Nebraska, <br /> <br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting <br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy <br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of <br />Hall County, Nebraska, on January 29,2007, as Instnunent No. 0200700691. <br /> <br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice <br />pursuant to said Deed of Trust and in compliance with Section 76-1008 RRS. Nebraska. <br /> <br />Subsequent thereto, beginning on March 5, 2007, Grantor caused to be published in The <br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a <br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the <br />described property would be sold at public auction to the highest bidder for cash or certified or <br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1 st & Locust Street, Grand <br />Island, Hall County, Nebraska at 2:00 p.m. on April 12, 2007. Publication of such notice was made <br />for five consecutive weeks on March 5, 2007, March 12, 2007, March 19, 2007, March 26, 2007 <br />and April 2, 2007, the last publication being at least ten (10) days but not more than thirty (30) days <br />prior to the date of sale. <br /> <br />A copy of such notice of the time and place of sale was thereafter mailed to all parties <br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008 <br />R.R.S. Nebraska. <br /> <br />Pursuant to said Notice of Trustee's Sale, John B. McDemlOtt, attonley for Grantor, did at <br />the time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public <br />auction, and did sell the same to Grantee for the sum of $82,000.00, it being the highest bidder <br />therefor. <br /> <br />NOW, THEREFORE, in consideration of the premises and of the sum of $82,000.00 so bid <br />and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors and <br />assigns forever, all the estate, right, title and interest of which the said Deborah L.
