<br />This instrument, made this 19th day of December, 2006, between Eric H. Lindquist, a
<br />member of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor",
<br />pursuant to a power of sale contained in that certain Deed of Trust recorded on September 16, 2004
<br />as Instrument No. 0200409187 in the office ofthe Register of Deeds of Hall County, Nebraska, and
<br />the Secretary of the Department of Housing and Urban Development, hereinafter called
<br />"Grantee,"
<br />
<br />WHEREAS, on October 3, 2006, Grantor, executed a Notice of Default pursuant to which
<br />notice was given to Gregory A. Spotanski and Talana D. Spotanski, husband and wife, Trustors,
<br />under that certain Deed of Trust recorded on September 16,2004 as Instrument No. 0200409187 in
<br />the office of the Register of Deeds of Hall County, Nebraska, covering that certain premises des-
<br />cribed as:

<br />LOT 1, IN BLOCK 3, IN SCHIMMER'S ADDITION TO THE CITY OF
<br />GRAND ISLAND, HALL COUNTY, NEBRASKA,
<br />
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on October 5, 2006, as Instrument No. 0200608951.
<br />
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76-1008 RRS. Nebraska.
<br />
<br />Subsequent thereto, beginning on November 6, 2006, Grantor caused to be published in The
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1 st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 p.m. on December 18, 2006. Publication of such notice was
<br />made for five consecutive weeks on November 6,2006, November 13,2006, November 20, 2006,
<br />November 27,2006 and December 4,2006, the last publication being at least ten (10) days but not
<br />more than thirty (30) days prior to the date of sale.

<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008
<br />R.RS. Nebraska.
<br />
<br />Pursuant to said Notice of Trustee's Sale, John B. McDermott, attorney for Grantor, did at
<br />the time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public
<br />auction, and did sell the same to Wells Fargo Bank, N.A., successor by merger to 'VeIls Fargo
<br />Horne Mortgage, Inc. for the sum of $77,766.92, it being the highest bidder theretor. Wells Fargo
<br />Bank, N.A., successor by merger to Wells Fargo Home Mortgage, Inc. has assigned all of its right,
<br />title and interest in such bid to Grantee.
<br />
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $77,766.92 so bid
<br />and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors and
