<br />TRUSTEE'S DEED
<br />
<br />This instnunent, made this ;J-::j day of February, 2007, between Shaun Michelle James,
<br />a member of the Nebraska State Bar ASsociation, Successor Trustee, hereinafter called "Grantor",
<br />pursuant to a power of sale contained in that certain Deed of Trust recorded on March 11, 2002 as
<br />Instnunent No. 0200202678 in the office of the Register of Deeds of Hall County, Nebraska, and
<br />the Secretary of the Department of Housing and Urban Development, hereinafter called
<br />"Grantee."
<br />
<br />WHEREAS, on August 8, 2006, Paul J. LaPuzza, executed a Notice of Default pursuant to
<br />which notice was given to Isabel Cabrera D. Gomez, a single person, Trustor, under that certain
<br />Deed of Trust recorded on March 11, 2002 as Instrument No. 0200202678 in the office of the
<br />Register of Deeds of Hall County, Nebraska, covering that certain premises described as:
<br />
<br />THE WESTERL Y 26 FEET OF LOT 2, AND THE EASTERL Y 26 FEET OF
<br />LOT 3, ALL IN BLOCK 2, IN GLADSTONE PLACE, AN ADDITION TO
<br />THE CITY OF GRAND ISLAND, HALL COUNTY, NEBRASKA,
<br />
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was flIed for record in the OffIce of the Register of Deeds of
<br />Hall County, Nebraska, on August 15, 2006, as Instrument No. 0200607264.
<br />
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76-1008 R.R.S. Nebraska.
<br />
<br />Subsequent thereto, beginning on January 4, 2007, Grantor caused to be published in The
<br />Grand Is/and Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 p.m. on February 20, 2007. Publication of such notice was
<br />made for five consecutive weeks on January 4,2007, January 11,2007, January 18,2007, January
<br />25, 2007 and February 1, 2007, the last publication being at least ten (10) days but not more than
<br />thirty (30) days prior to the date of sale.
<br />
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008
<br />R.R.S. Nebraska.
<br />
<br />Pursuant to said Notice of Trustee's Sale, John B. McDermott, attorney for Grantor, did at
<br />the time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public
<br />auction, and did sell the same to Wells Fargo Bank, N.A. for the sum of $69,314.73, it being the
<br />highest bidder therefor. Wells Fargo Bank, N.A. has assigned all of its right, title and interest in
<br />such bid to Grantee.
<br />
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $69,314.73 so bid
<br />and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors and
<br />assigns forever, all the estate, right, title and interest of which the said Isabel Cabrera D. Gomez, a
