Said above described premises being all of Fractional Lot Three <br />(3), Block One Hundred Twenty-Four (124) in Koenig & Wiebe's Addition <br />to Grand Island, Hall County, Nebraska and part of Lot Sixteen (16) <br />of the County Subdivision of Southeast Quarter (SE1/4) ofthe <br />Southwest Quarter (SW1I4) of Section Sixteen (16), in Township Eleven <br />(11) North of Range Nine (9) West ofthe 6th P.M. and forming a <br />rectangular tract of land having 66 feet front on Division Street by 132 <br />feet in depth, <br /> <br />subject to easements and restrictions of record. <br /> <br />GRANTOR covenants with GRANTEES that GRANTOR: <br /> <br />(1) is lawfully seized of such real estate and that it is free from encumbrances; <br /> <br />(2) has legal power and lawful authority to convey the same; and <br /> <br />(3) warrants and will defend title to the real estate against any acts of the GRANTOR. <br />
