<br />This instrument, made this 2nd day of March, 2007, between Eric H. Lindquist, a member of
<br />the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor", pursuant to a
<br />power of sale contained in that certain Deed of Trust recorded on December 29, 2005 as Instrument
<br />No. 0200512701 in the office of the Register of Deeds of Hall County, Nebraska, and Federal
<br />National Mortgage Association, hereinafter called "Grantee."
<br />
<br />WHEREAS, on November 2, 2006, Grantor, executed a Notice of Default pursuant to
<br />which notice was given to Gregory W. Scroggin, a single man, and Kendra L. Cuddeford, a single
<br />woman, Trustors, under that certain Deed of Trust recorded on December 29, 2005 as Instrument
<br />No. 0200512701 in the office of the Register of Deeds of Hall County, Nebraska, covering that
<br />certain premises described as:
<br />
<br />Lot One (1), in Block Sixty-Three (63), in Wheeler and Bennett's Second
<br />Addition to the City of Grand Island, Hall County, Nebraska,
<br />
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on November 6, 2006, as Instrument No. 0200609932.
<br />
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76-1008 R.RS. Nebraska.
<br />
<br />Subsequent thereto, beginning on January 16,2007, Grantor caused to be published in The
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1 st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 p.m. on March 1,2007. Publication of such notice was made
<br />for five consecutive weeks on January 16, 2007, January 23, 2007, January 30, 2007, February 6,
<br />2007 and February 13,2007, the last publication being at least ten (10) days but not more than thirty
<br />(30) days prior to the date of sale,
<br />
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008
<br />RRS. Nebraska.
<br />
<br />Pursuant to said Notice of Trustee's Sale, Grantor, did at the time and place mentioned in
<br />said Notice of Trustee's Sale, offer said property for sale at public auction, and did sell the same to
<br />CitiMortgage, Inc. for the sum of $60,603.69, it being the highest bidder therefor. CitiMortgage,
<br />Inc. has assigned all of its right, title and interest in such bid to Grantee.
<br />
<br />NOW, THEREFORE, in consideration of the premises and of the swn of $60,603.69 so bid
<br />and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors and
<br />assigns forever, all the estate, right, title and interest of which the said Gregory W. Scroggin, a
<br />single man, and Kendra L. Cuddeford, a single woman, and their successors in interest, were seized
