r- 88- 107009 CORPORATION WARRANTY DEED The Grantor, GRETANNDO ROBARE, INC., a corporation organized _ad existing under and by virtue of the laws of the State of Nebraska, in consideration of the exchange of stock upon dissolution and liquidation, received from Grantee, does grant, bargain, sell, convey and confirm unto GRETANNDO ROBARE, a Nebraska general partnership, herein called the Grantee, the following-described real ?roperty in Hall County, Nebraska: All of Blocks Seven (7) and Eight (B) in Baker Addition to the City of Grand Island and that part of vacated Cleveland Street lying between said Blocks Seven (7) and Eight (B) extending from the South line of Third Street to the North line of Second Street, Hall County, Nebraska, EXCEPTING THEREFROM a tract conveyed to the City of Grand Island, Nebraska by Deed dated May 16, 19B4 and recorded in the Office of the Hall County Register of Deeds as Document No. B4-003374: a tract conveyed to the City of Grand Island, Nebraska by Deed dated June 13, 19B8 and recorded in the Office of the Hall County Register of Deeds as Document No. 8B-I05399, and a tract condemned by the State of Nebraska Department of Roads as reflected in the records of the District Court of Hall County, Nebraska at Case No. 86-011 and recorded in the Office of the Hall County Register of Deeds as Document No. B6-106993. TO HAVE AND TO HOLD the above-described premises together with all tenements, hereditaments and appurtenances thereto belonging unto the Grantee and to Grantee's successors and assigns forever. And the Grantor, for itself and its successors and assigns, does hereby covenant with the Grantee and with Grantee's successors and assigns that Grantor is lawfully seized of said premises: that they are free from encumbrance; that Grantor has good right and lawful authority to convey the same: and that Grantor warrants and will defend the title to said premises against the lawful claims of all persons whomsoever.
