<br />(b) All payments menlioned in the preceding subsection of this parngropll ond all paymenls 10 be made under tbe note
<br />secured hereby:shall be added together, and the aggregate amount thereof shall be paid by the Borrowcr each month In a
<br />single paymenllo be applied by thc Lender to the followingilems in the order set fonh:

<br />(I) ground renrs, taxes, assessments, fire and other hazard insurance premiums;
<br />
<br />(0) inlerest on the nole secured hereby; and
<br />
<br />(TII) amonization of the princip!l! of said note.
<br />
<br />Any deficiency in thc amount of such aggregate monthly payment shall, unless made good by the Borrower prior to
<br />the due date of the ne~t such paymenl, constitute an event of default under this mongage. The Lender may collecl a "late
<br />cbarge" nOl.lO exceed four cents (4C) for each dollar ($1) of eacb payment more than fifteen (15) days in arrears In cover
<br />the extra expense involved in handling delinquent payments.

<br />3. 111lII if the tolal of the payments made by the Borrower under <a) of paragraph 2 preceding shall e~ceed the amount
<br />of payments actually made by the lender for ground rents. raxes and assessments or insurance premiums. as the case may
<br />be. such excess, If the loan is current, at thc option of the Borrowcr, shall be credited by the Lender on subsequent paymenls
<br />to be made by the Borrower. or refunded to the Borrower_ If. bowever. the monthly payments made by the Borrower under
<br />(a) of paragraph 2 preceding shall not be sufficient to pay ground rents, taxes and assessments or insurance premiUtnSe as
<br />the case may be, when the same shall becomc due and payable, then the Borrower shall pay to the Leoder any amount necessary
<br />to make up the deficiency, 00 or before the date when payment of such ground rents, taxes. assessments, or insurance premiums
<br />shall ,be due. If at any time the Borrowcr shall tender to the Lender, in accordance with the provisions of the note secured
<br />hereby, full payment of the entire indebtedness represented thereby. the Lender sball, in computing the amount of such in.
<br />debtedn..s, credit to the account of the Borrower any balance remaining in the funds accumulated under the provisions of
<br />(a) of paIlIgrapb 2 hereof. If there shall be a dcfauil under any of the provisions of this instrumenl resulting in a pubUc salc
<br />of the premises covered bereby,.or if the Lender acquires the property otherwise after dcfault, the Lender shall apply. at
<br />the time of the commencement of such proceedings, or al the lime lhe propeny is otherwise acquired, the balance then re~
<br />maining in the funds accumulated under <aJ of paIlIgraph 2 preceding, as a credit against the amounl of principal then remain-
<br />ing unpaid under said note.

<br />4. 1bat the Borrower will pay ground rents, taxes. assessments. waler rates. and other govemmemal or municipal charges.
<br />fincs, or impositions, for which provision has not been made hereinbefore. and in defauil thereof the Lender may pay the
<br />same: and that the Borrower will promptly dcliver the official rcceiplS therefor to the Lender.

<br />5. The Borrowcr will pay allta.cs which may be Icvied upon thc Lender's interest in said real eslatc and improvements.
<br />and which may be levied upon this instrument or the debt secured hereby (but only to lite extent that such is nOI prohibited
<br />by law and only to the extent that such will not make this Joan usurious), bur excluding any income taX. State or Federal.
<br />imposed on Lender, and will file the official receipt showing such payment with the Lender. Upon violation of this undertak-
<br />ing. or if the Borrower is prohibited by any law now or hereafter existing from paying the whole Of any ponion of the aforesaid
<br />taxes. or upon the rendering of any coun decree prohibiting the payment by the Borrower of any such taxes. or is 5ucb'(aw
<br />or decree provid.. that any amount 50 paid by the Borrower shall be credited on the debt. the Lender shall have the righl
<br />to give ninely days' written notice to me owner of the premises. requiring lite payment of the debt. If such notice be given.

<br />6. That should the Borrower fail 10 pay any sum or kecp any covenant provided for in this inslrUmenl, then thc Lender,
<br />at its option, may payor perform the same, and all expenditures 50 made shall be added to the principal sum owing on the
<br />above note. shall be secured hereby, and shall bear interest at the rate set forth in the said note. until paid.

<br />7. That the Borrower hereby assigns, transfers and sets over to the Lender. 10 be applied toward the payment of the
<br />note and all sums secured hereby in case of a default in the performance of ar.y of the terms and conditions of this instrument
<br />or the said note, all the rents, revenues and income to be derived from the said premises during such time as the indebtedness
<br />shall remain unpaid. and the Lender shall have power to appoint any agent or agents it may desire for the purpose of repairing
<br />said premises and of renting the same and collecting 'the rents. revenues and income. and it may payout of said incomes
<br />all expenses of repairing said premises and necessary rommissions and expenses incurred in renting and managing the same
<br />and of collecting rentals therefrom; the halance remaining, if any, to be applied toward the dischargc of said indebtedness.

<br />8. That the Borrower will keep the improvements now existing or hereafter crected on thc property. insured as may
<br />be required from time to lime by the Lender against loss by ftre and other hazards, casualties and cootingencies io such
<br />amounts and for web periods as may be required by the Lender and will pay promptly. wheo due. any premiums on such
<br />insunm.e provision for paymenl of which bas nnt been made hereinbefore. All insurance sball be carried in companies ap.
<br />proved by the Lender and the policies and renewals thereof shall be held by the Leoder and have anached thereto loss payable
<br />clauses in favor of and in form acceptable to tlJe_,Lcnder. In event of loss Borrower will give immediate notice by mail to
