Hansen, a single person, GRANTOR, in con8ideration of One <br />Hundred Five Thousand Dollars ($105,000.00) received from <br />GRANTEE, Marilyn M. Luther and Barbara J. Clinch, as tenants in <br />common, conveys to GRANTEE, the following described real estate <br />(as defined in Neb. Rev. Stat. 76-201): <br /> <br />The Easterly Twenty-Two Feet (E 22') of the Northerly Sixty <br />Feet (N 60') of Lot Seven (7), and the Northerly Sixty Feet <br />(N 60') of Lot Eight (B), in Block One Hundred Seven (107), <br />in Railroad Addition to the City of Grand Island, Hall <br />County, Nebraska, together with the easement for water and <br />gas lines across part of Lot Seven (7), Block One Hundred <br />Seven (107), Railroad Addition, granted by easement recorded <br />in Book 4 of Miscellaneous Records, at Page 263, and further <br />easement over and upon the Southerly Six Feet (S 6') of the <br />Northerly Sixty-six Feet (N 66') of the Easterly Twenty-two <br />Feet (E 22') of said Lot Seven (7), and over and upon the <br />Southerly Six Feet (S 6') of the Northerly Sixty-six Feet <br />(N 66') of Lot Eight (B), Block One Hundred Seven (107), <br />Railroad Addition, for the purpose of maintenance and repair <br />of any buildings situated on the property herein conveyed, <br />which easement is recorded in Book 9 of Miscellaneous <br />Records, at Page 169 in the office of the Register of Deeds <br />of Hall County, Nebraska, <br /> <br />GRANTOR covenants (jointly and severally, if more than one) with <br />GRANTEE that GRANTOR: <br /> <br />(1) is lawfully seised of such real estate and that it is <br />free from encumbrances except for covenants, <br />restrictions and easements of record: <br /> <br />(2) has legal power and lawful authority to convey the <br />same; <br /> <br />(3) warrants and will defend title to the real estate <br />against the lawful claims of all persons. <br /> <br />Executed <br /> <br />IJj~/ss- <br /> <br />J~~ <br /> <br />STATE OF NEBRASKA <br /> <br />SS: <br /> <br />COUNTY OF HALL <br /> <br />.AJ The foregoi'tl instrument was acknowledged before me on <br /> <br />,..,,~r /<..' .
