<br />88- 105885 <br /> <br />SURVIVORSHIP WARRANTY DEED <br /> <br />FRANK HUGHES, a/k/a JOHN FRANK HUGHES, a/k/a J. FRANK <br />HUGHES, a single person, herein called the Grantor, in <br />consideration of TEN AND NO/IOO DOLLARS ($10.00) AND OTHER <br />VALUABLE CONSIDERATION received from Grantees, does grant, <br />bargain, sell, convey and confirm unto KARL A. HUGHES and SHIRLEY <br />A. HUGHES, husband and wife, as joint tenants with right of <br />survivorship and not as tenants in common, herein called the <br />Grantees, the following-described real estate in Hall County, <br />Nebraska: <br /> <br />The East Half of the Northeast Quarter (E~NE~) <br />of Section Thirty-One (31), Township Eleven <br />(11) North, Range Eleven (11) West of the 6th <br />P.M., Hall County, Nebraska, except a tract of <br />land containing 0.909 acres conveyed by deed <br />dated September 5, 1979 and recorded as <br />Document No. 79-005862 in the Office of the <br />Hall County Register of Deeds. <br /> <br />TO HAVE AND TO HOLD the above-described premises together <br />with all tenements, hereditaments and appurtenances thereto <br />belonging, unto the Grantees and to their assigns, or to the <br />heirs and assigns of the survivor of them forever. <br /> <br />Grantor does hereby covenant with the Grantees that Grantor <br />is lawfully seized of said premises; that they are free from <br />encumbrance; that they are conveyed subject to covenants, <br />conditions, restrictions, reservations and easements of record; <br />that Grantor has good right and lawful authority to convey the <br />same; and that Grantor warrants and will defend the title to said <br />premises against the lawful claims of all persons whomsoever. <br /> <br />It is the intention of all parties hereto that in the event <br />of the death of either of the Grantees, the entire fee simple <br />title to the ~~a~ _~hall vest in the surviving Grantee. <br /> <br />Dated ~C</ , 1988. <br /> <br /> <br />-dJ1 ~~ ---O~LC~~ <br />FRANK HUGHES, a/k/a JO FRANK <br />HUGHES, a/k/a J.
