<br />88-105006 <br /> <br />SURVIVORSHIP WARRANTY DEED <br /> <br />Ronald H. Combs and Mary J. Combs, husband and wife, each iTl <br />his and her own right and as spouse of the other, herein called <br />the Grantors, in consideration of Seventy-Nine Thousand and <br />No/lOO Dollars ($79,000.00) received from Grantees, do grant, <br />bargain, sell, convey and confirm unto John Scott Demmers and <br />Mary Jane Demmers, husband and wife, as joint tenants with right <br />of survivorship and not as tenants in common, herein called the <br />Grantees, the following-described real estate in Hall County, <br />Nebraska: <br /> <br />All of Lot Six (6), and the westerly One-Hal~ <br />(~) of Lot Seven (7), in Block Fifty (50), in <br />Wasmer's Third Addition to the City of Grand <br />Island, Hall County, Nebraska. <br /> <br />TO HAVE AND TO HOLD the above-dez=ribed premises together <br />with all tenements, hereditaments and appurtenances thereto <br />belonging, unto the Grantees and to their assigns, or to the <br />heirs and assigns of the survivor of them forever. <br /> <br />Grantors do hereby covenant with the Grantees that Grantors <br />are lawfully seized of said premises; that they are free from <br />encumbrance; that they are conveyed subject to covenants, <br />conditions, restrictions, reservations and easements of record; <br />that Grantors have good right and lawful authority to convey the <br />same; and that Grantors warrant and will defend the title to said <br />premises against the lawful claims of all persons whomsoever. <br /> <br />It is the intention of all parties hereto that in the event <br />of the death of either of the Grantees, the entire fee simple <br />title to the real estate shall vest in the surviving Grantee. <br /> <br />Dated September /~, 1988. <br /> <br />~;tmb~~ <br /> <br />~a~~~ <br /> <br />STATE OF NEBFASKA <br /> <br />ss: <br /> <br />COUNTY OF HALL <br /> <br />Before me, a Notary Public for said County, personally came <br />Ronald H.
