<br />KNOW ALL MEN BY THESE PRESENTS:
<br />
<br />That Beverly Jean Pearson, a single person, hereinafter
<br />referred to as Grantor, for One Dollar ($1.00) and other good and
<br />valuable consideration as more fully set forth below, does hereby
<br />grant, bargain, sell, convey, and confirm unto the Secretary of
<br />Housing & Urban Development, his successors and assigns,
<br />hereinafter referred to as Grantee, the following described real
<br />property in Hall County, Nebraska, to wit:
<br />
<br />Lots One (1) and Two (2), Block Nine (9),
<br />Original Town, of Wood River, Hall County,
<br />Nebraska (herein called the "property").
<br />
<br />To have and to hold the Property, together with all
<br />tenements, hereditaments, and appurtenances thereto belonging
<br />unto the Grantee and to his successors and assigns forever.
<br />
<br />And the Grantor does hereby covenant with the Grantee
<br />and with the Grantee's successors and assigns that Grantor is
<br />lawfully seized of said premises; that they are free from encum-
<br />brance except easements, covenants, and restrictions of record
<br />and except real estate taxes delinquent in 19BB and future years;
<br />that the Grantor has good right and lawful authority to convey
<br />the same: and that Grantor warrants and will defend the title to
<br />said premises against the lawful claims of all persons whomso-
<br />ever.

<br />This deed is an absolute conveyance of title in effect
<br />as well as in form, and is not intended as a mortgage, trust
<br />conveyance, or security of any kind. The consideration therefor
<br />is the full release and discharge of all debts, notes, obliga-
<br />tions, costs, and charges heretofore subsisting on account of and
<br />by the terms of a certain Mortgage executed by Joel A. Pearson
<br />and Beverly Jean Pearson, then husband and wife, securing the sum
<br />of $30,450.00, plus interest thereon, in favor of Commercial
<br />Federal Savings & Loan Association, dated November 2, 19B3, and
<br />recorded November 2, 19B3, in the office of the Register of Deeds
<br />of Hall County, Nebraska, as Document No. B3-00SB91, Mortgage
<br />Records. and subsequently assigned to Associates National Mort-
<br />gage Corporation by written assignment dated October 2G, 19B4,
<br />and recorded in said office on February B, 19B5, as Document No.
<br />BS-OOOGBO, Mortgage Records, the acceptance of this Warranty Deed
<br />being in full satisfaction of said indebtedness as aforesaid, and
<br />terminating and satisfying said Mortgage.
