<br />88-104691 <br /> <br />Upon the sale or transfer of ownership of the above <br />described real estate the whole of the principal sum and the <br />interest thereon shall, at the option of the Mortgagees, become <br />immediately due and payable. <br /> <br />Mortgagor agrees to pay all taxes and assessments levied and <br />assessed upon the real estate and all other taxes, levies and <br />assessments levied upon this Mortgagee and the promissory Note <br />which this Mortgagee is given to secure before payment is <br />delinquent, If Mortgagor fails to pay the taxes and assessments <br />before del inquent or insure the improvements on the real estate <br />as required by this Mortgage, Mortgagees may pay the taxes and <br />assessments or other liens, obtain and pay premiums for the <br />insurance on the improvements on the real estate, and are given a <br />lien secured by this Mortgage for the amounts advanced by them <br />with interest at the highest legal rate. <br /> <br />Mortgagees or any other holder or holders of this Mortgage <br />shall be entitled to the appointment of a Receiver in any action <br />to foreclose this Mortgage without notice to Mortgagor and <br />without regard to the adequacy of the security for the debt. <br /> <br />Mortgagor will until the indebtedness on the Promissory Note <br />for which this Mortgage is given as security has been paid in <br />full keep the improvements on the real estate in a good condition <br />of repair and if any fixtures are damaged or destroyed or <br />removed, Mortgagor will repair or replace the fixtures with other <br />fixtures of the same quality and condition. <br /> <br />Mortgagor will not make any structural alterations to the <br />improvements on the real estate and will not remove or demol ish <br />any improvement on the real estate without first receiving prior <br />written consent from Mortgagees, <br /> <br />If Mortgagor defaults for a period of more than thirty (30) <br />days in payment of any monthly installment of principal and <br />interest, or fails to perform any of Mortgagor's other <br />obligations under this Mortgage, Mortgagees, at Mortgagees' <br />election, may declare the entire debt secured by this Mortgage <br />immediately due and payable and foreclose this Mortgage for the <br />satisfaction of the total amount due. <br /> <br />Mortgagor reserves the right to prepay the unpaid balance of <br />principal and interest due on the Promissory Note secured by this <br />Mortgage on any monthly installment payment date, without <br />penalty, <br /> <br />x.4~f:t(h1~1m1J <br /> <br />STATE OF NEBRASKA, COUNTY O~ HALL: <br /> <br />The foregoing instrument was acknowledged before me on <br />CI~ ~ , 1988, by Gayle A.
