MARTIN and MARTHA F. MARTIN, husband and wife, as joint tenants with right of survivorship and not as tenants in common, herein called the Grantees, the following described real property in Hall County, Nebraska: Unit D-1, Riverdale Hamlet Condominium Property Regime in the City of Grand Island, Hall County, Nebraska. TO HAVE AND TO HOLD the above described premises together with all tenements, hereditaments and appurtenances thereto belonging unto the Grantees and to Grantees' heirs and assigns forever. And the Grantor for itself and its successors does hereby covenant with the Grantees and with Grantees' heirs and assigns that Grantor is lawfully seized of said premises; that they are free from encumbrance, except easements and restrictions of record 1 that Grantor has good right and lawful authority to convey the same1 and that Grantor warrants and will defend the title to said premises against the lawful claims of all persons whosoever.
