Granto't's, in consideration of Seventy-Four Thousand Five HUl'lClred and No/IOO Dollars ($74,500.00) received from Grantees, do .grarit, bargain, sell, convey and confirm unto JAMES G. FAIRFIELD and DAYNA A. FAIRF1ELD, husband and. wife, as joint tenants with right of survivorship and not as tenants in common, herein called the Grantees, the following-described real estate in Hall County, Nebraska: Lot Fourteen (14), Block Two (2), in Southern Acres Addition in the City of Grand Island, Hall County, Nebraska. As a part of the consideration for the conveyance, Grantees assume-and agree to pay the Mortgage Debt recorded at Document No. 86-103380 and assigned as Document No. 88-100431 in the Mortgage Records of Hall County, Nebraska, and also hereby assume the obligations of Gary D. Fader and Candace Fader, husband and wife, under the terms of the instruments creating the loan to indemnify the Veterans Administration to the extent of any claim payment arising from the guaranty of the indebtedness above-mentioned. TO HAVE AND TO HOLD the above-described premises together wi th all tenements, hereditaments and appurtenances thereto belonging, unto the Grantees and to their assigns, or to the heirs and assigns of the survivor of them forever. Grantors do hereby covenant with the Grantees that Grantors are lawfully seized of said premises, that it is free from encumbrance except for the mortgage debt described aboveJ that it is conveyed subject to covenants, conditions, restrictions, reservations and easements of record, that Grantors have good right and lawful authority to convey the same, and that Grantors warrant and will defend the title to said premises against the lawful claims of all persons whomsoever. It is the intention of all parties hereto that in the event of the death of either of the Grantees, the entire fee simple title to the real estate shall vest in the surviving Grantee.
