<br />
<br />KNOW ALL MEN BY THESE PRESENTS THAT:
<br />
<br />WHEREAS, in an action in the District Court of Hall County,
<br />Nebraska, wherein COMMERCIAL FEDERAL SAVINGS AND LOAN ASSOCIATION, a
<br />corpor.stion, was PLaintiff and MARK A. NIGHTSER, MARY ANN NIGHTSER, STATE
<br />OF NEBRASKA, and UNITED STATES OF AMERICA, were Defendants, being filed as
<br />Case No. 92-195, there was entered, on February 1. 1988, a Decree of
<br />foreclosure.finding that there was due Plaintiff the sum set forth in
<br />Plaintiff's Petition. and unless Defendants. or one of them, within twenty
<br />days from the date of said Decree pays to Plaintiff, the amount so found
<br />due with interest and costs, that David C. Huston, Master Commission~r,
<br />should sell as upon execution. according to law, t.he real estate
<br />hereinafter described; and
<br />
<br />WHEREAS, default having been made
<br />did, on June 9. 1988, having first given
<br />and place of ~aid sale as provided by
<br />auction to COMMERCIAL FEDERAL SAVINGS
<br />hereinj and
<br />
<br />therein, the Master Commissioner
<br />due and legal notice of the time
<br />law. sell said property at public
<br />AND LOAN ASSOCIATION, Plaintiff
<br />
<br />WHEREAS, said sale was afterwards and on June 20. 1988, duly
<br />examined and confirmed by said Court and said Master Commissioner was
<br />then and there ordered and directed by said Court to execute and deliver
<br />to said Purchaser a deed conveying said property in fee simple to said
<br />Purchaser.

<br />NOW, THEREFORE, I, David C. Huston. Master Commissioner, in
<br />consideration of the premises, and by virtue of the powers vested in me
<br />by the laws of the State of Nebraska, and said Decree of foreclosure of
<br />said Court and the Order confirming said sale, and in order to carry into
<br />effect the sale so made as aforesaid. and in consideration of the sum of
<br />$26,040.00. the receipt whereof being hereby acknowledged, do hereby
<br />grant, bargain, sell, convey and confirm unto COMMERCIAL FEDERAL SAVINGS
<br />.AND LOAN ASSOCIATION, and to its successors and assigns forever, the
<br />following described real estate, to-wit:
<br />
<br />Lot Fifteen (15) in Villa Mar Dee Subdivision. a Subdivision located
<br />on all of Lot Twelve (12) of Subdivision of Lot Nine (91 and all of
<br />Lots Seven (7) and Eight (81 in Windolph's Subdivision of part of the
<br />NE 1/4 NW 1/4 and part of the NW 1/4 NE 1/4 of Section Fourteen, in
<br />Township Eleven North. Range Nine, West of the Sixth P.M., in Hall
<br />County. Nebraska.
<br />
<br />the same being the property that was sold as aforesaid. and the saae
<br />being the premises described in said Decree.
<br />
<br />TO HAVE AND TO HOLD the same unto COMMERCIAL FEDERAL SAVINGS AND
<br />LOAN ASSOCIATION, and its successors and assigns, forever.
