<br />Maxine Nellie Luther Nunnenkamp and LeRoy C. Nunnenkamp,
<br />wife and husband, Belen J. Maddox, a widow, and Belen J. Maddox
<br />and Jerry E. Maddox, Trustees of The Testamentary Trust under the
<br />last Will of C. Ralph Maddox', deceased, GRANTORS, in
<br />consideration of FIVE THOUSAND DOLLARS ($5,000.00) received from
<br />GRANTEE, Larry Boesen, convey to GRANTEE the tract of r~al estate
<br />(as defined in Section 76-201, Revised Statutes of Nebraska,
<br />1943) situated in Hall County, Nebraska, described in Exhibit A,
<br />attached and incorporated by reference, subject to covenants,
<br />conditions, restrictions, reservations and easements of record,
<br />visible easements, and zoning laws, rules, regulations and
<br />ordinances.

<br />GRANTORS covenant, jointly and severally, with GRANTEE, as

<br />1. GRANTORS are lawfully seised of the real estate and the real
<br />estate is free of encumbrances1 .

<br />2. GRANTORS have legal power and lawful authority to convey the
<br />real estate to GRANTEE1 and

<br />3. GRANTORS warrant and will defend title to the real estate
<br />against the lawful claims of all persons.
